Job Description

Position Summary:
Salt and Sand Realty is seeking a reliable and organized Maintenance Coordinator to join our team! We are a vacation rental company located in Oak Island, NC. The primary role is coordinating all property maintenance issues reported by owners, guests, inspectors, cleaners, or team members. The coordinator reports to the General Manager, Vacation Rental Managers, and the Owner and ensures that every maintenance request is entered, tracked, managed, billed, and completed to our high standards.
Key Responsibilities:
Receive, document, bill, and manage maintenance requests from owners, guests, inspectors, and cleaners. Enter, track, and bill work orders in our property management system (Streamline PMS experience preferred). Coordinate work orders with in-house staff and outside vendors. Route team of technicians and triage incoming work orders for quick response. Ensure all work is completed and followed through; if a work order is initiated by the coordinator, they are responsible for seeing it through to completion. Take ownership of workflow with workorders form creation to completion. Assist sparingly in on-site maintenance and repairs as needed. Communicate clearly with team members, vendors, and guests regarding maintenance issues. Maintain organized records of ongoing and completed maintenance tasks. Lock maintenance and troubleshooting. Generate basic reports. Lift up to 35 pounds overhead as required. Work weekends and flexible hours as needed, especially during the prime summer rental season.
Qualifications:
Prior experience in the maintenance operations field preferred. Experience in vacation rentals and/or as a maintenance coordinator preferred. Strong conversational and interpersonal skills. Proficiency with computers and property management software. Physically able to lift 35 pounds overhead and perform general maintenance tasks. Availability to work weekends and flexible schedules. Reliable transportation and smartphone required.
Pay:
$18.00 - $20.00 per hour Expected hours: No less than 40.0 per week
