Job Description

  • Responsible for the care and maintenance of WHA facilities including but not limited to: care of floors and walls in the offices, community areas, corridors, and restrooms; dust and clean furniture and fixtures, and other tasks required to maintain a neat, clean, and safe living environment for residents.
  • Make alterations and repairs to interiors and exteriors of properties by refurbishing vacant apartments and houses prior to new resident occupancy that includes such tasks as: repair to drywall, paint, clean, shampoo carpets, and replace electrical and plumbing fixtures.
  • Perform all maintenance tasks as assigned including preventive and corrective maintenance, janitorial, custodial, and grounds keeping chores.
  • Participate in on-call responsibilities as scheduled including twenty-four (24) hour status for emergencies. Respond to all work orders and emergency calls.
  • Perform custodial duties as assigned such as sweeping, mopping, vacuuming, emptying trash, and cleaning windows.
  • Inspect, as assigned, all units, common areas, building and grounds.
  • Report to supervisor or Executive Director any deficiencies in maintenance, security, safety, liability or energy conservation.
  • Keep accurate records regarding preventive and corrective work orders, apartment refurbishing, and annual inspections.
  • Check all corridors daily, replacing light bulbs as needed to maintain safe conditions for the residents. Clean and maintain laundry rooms and lounges.
  • Interact with tenants to ensure their well-being.
  • Perform Housing Quality Standards (HQS) inspections as directed to ensure compliance with regulations and policy.
  • Clean and change compactor as needed; maintain boilers and hot water systems and maintain areas in a clean and orderly fashion.
  • Routinely check motors, switches, pumps, and mechanical equipment to verify that all are in good working condition. Submit report to supervisor on any item that has deterioration, is not working properly and is in need of repair.
  • Care for grounds, trees, shrubs and grass for properties as directed. Encourage resident participation in yard and lawn beautification.
  • Operate company vehicles and equipment in a courteous and safe manner.
  • Other duties as directed by the Executive Director or supervisor.
