Job Description

We are seeking a detail-oriented and proactive Turnover Technician to join our dynamic team! This position is responsible for preparing vacant units for occupancy by completing assigned turnover repairs and ensuring units meet company rent-ready standards. This position follows scopes of work assigned through AppFolio and completes repairs efficiently while maintaining quality workmanship. The role includes material coordination, repair completion, cleanup, and final walkthrough verification with management prior to turnover approval. The turnover technician is also responsible for supporting general maintenance functions such as being on the company on-call rotation.
II. ESSENTIAL DUTIES & RESPONSIBILITIES
Complete assigned repairs necessary to return units to rent-ready condition based on provided scope of work in an efficient and timely manner Pick up pre-ordered materials when applicable and deliver them to the assigned unit prior to beginning work. Visit units to compile accurate and complete material lists when materials have not yet been ordered and pick them up at the store. Perform repairs including, but not limited to window blind replacements, interior light fixture replacements or repairs, plumbing fixture repairs or replacements (faucets, toilets, supply lines, etc.), interior door repairs or replacements, door hardware repairs or replacements (handles, hinges, stops, etc.), door lock repairs or replacements, touch-up and full painting unit when assigned, drywall patching and wall repairs, minor electrical repairs such as outlet or light switch replacements, minor plumbing repairs, smoke detector replacements, caulking tubs, sinks, and related fixtures Removal of trash and debris when required Communicate additional repair needs discovered during turnover completion if it impacts unit readiness. Notify management if scope adjustments are required before proceeding. Maintain organization and cleanliness within the unit during repairs. Remove all tools, materials, and debris and clean all work areas from the unit after work is completed. Contact supervisor to complete a FaceTime walkthrough inspection once the unit is ready. Address any missed items identified during the walkthrough prior to final completion. Communicate any issues with common or exterior areas to supervisor Answer/perform on-call duties when scheduled following all guidelines and procedures for communication and timeliness..
REQUIRED KNOWLEDGE, SKILLS, & ABILITIES
Basic knowledge of residential maintenance, construction and repair techniques. Ability to complete minor plumbing, drywall, painting, carpentry, and electrical repairs. Ability to follow digital work orders and scopes of work within AppFolio. Ability to identify additional repair needs beyond the initial turnover scope. Ability to work independently and manage assigned turnovers efficiently. Ability to maintain effective communication with supervisors and team members. Ability to maintain organized and clean work environments. Ability to write, speak, and understand English as necessary to effectively perform the position and communicate with supervisors, employees, and residents. Ability to maintain effective working relationships with supervisors, peers, co-workers, and vendors.
REQUIRED EDUCATION & EXPERIENCE
High school diploma or equivalent preferred. Prior maintenance, construction, or apartment turnover experience is required.
MINIMUM QUALIFICATIONS
Must be 18 years of age or older Valid Nebraska driver's license, current vehicle insurance, and access to reliable transportation. Must be able to successfully pass a background check
WORKING CONDITIONS & PHYSICAL EFFORT
The working conditions for this position require regular physical activity, including standing, walking, bending, kneeling, climbing stairs, and lifting materials necessary to complete repairs and maintenance tasks. Employees must be able to safely lift and carry maintenance supplies, tools, and equipment as needed throughout the workday. Work is primarily performed inside vacant residential units, with occasional outdoor work required when transporting materials or completing property-related tasks.
