Maintenance Technician

Summary:

Perform general building and grounds maintenance with emphasis on drywall, plumbing, painting, light electrical, water‑damage repairs, and exterior upkeep. Provide timely, safe, high‑quality repairs and preventative maintenance for residential/commercial properties.

Key Responsibilities:

Hang, finish, and repair drywall; patch and texture to match existing surfaces. Perform plumbing repairs and fixture replacements (faucets, toilets, sinks, valves).

Paint interiors and exteriors:

prep, prime, finish, and touch‑ups. Perform light electrical work and replace electrical fixtures (outlets, switches, light fixtures) within local code limits. Locate, diagnose, and repair water leaks; assess and remediate water damage (drying, replacing damaged materials, coordinating further remediation as needed).

Groundskeeping:

mowing, edging, trash removal, basic landscape maintenance, and seasonal tasks. Respond to work orders, document work performed and parts used, and maintain inventory of common supplies. Coordinate with vendors or contractors for specialized or permit‑required work. Maintain a clean, safe work area and follow all safety protocols.

Required Qualifications:

Minimum 2 years' experience in property maintenance, handyman, or related trades. Demonstrated experience with drywall hanging/repair, plumbing fixture replacement, painting, and replacing electrical fixtures. Comfortable performing basic/light electrical tasks within code limits. Ability to diagnose and repair water leaks and address resulting damage. Experience with groundskeeping and exterior maintenance. Proficient with hand and power tools; personal tool set preferred. Valid driver's license and reliable transportation. Ability to lift up to 50 lbs, climb ladders, and work in varied environmental conditions. Good communication skills and customer‑service orientation.

Preferred:

Vocational training or certifications in trades (electrical, plumbing, carpentry). Experience with property management/work order software. EPA, HVAC, or other relevant certifications where applicable.

Work Conditions:

Full/part‑time; on‑site with occasional after‑hours or weekend on‑call shifts for emergencies. Physical labor and outdoor work required.
