A Building and General Maintenance Technician performs building maintenance and appliance repairs for an apartment complex, housing division, residential center or business, as directed by a property manager.
Facilities Maintenance Technician Reports to: Director of Operations
MINIMUM QUALIFICATIONS
Excellent references. Must possess a valid NJ Driver's License. Forklift experience a plus Must have the ability to organize, administer, and personally perform all work necessary to provide a safe, clean, and well-maintained environment throughout the school and parish campus; including grounds, buildings, offices, and equipment. Must be self-directed and capable of operating without direct supervision. Must have the ability to work effectively in a fast-paced environment. Must be able to read and write in English and understand oral and written instructions, including MSDS directions, chemical product labels, equipment manuals, work orders, and be able to carry out work orders as required. Previous school maintenance and custodial experience desired. Must be proficient in and able to perform basic maintenance tasks commonly found on a school campus. Should be able to demonstrate knowledge and expertise in modern cleaning methods including basic methods for cleaning carpets, floors, restrooms, walls, furniture, and fixtures as well as a working knowledge of cleaning chemicals and supplies, and equipment and safety practices used in custodial work.
ESSENTIAL FUNCTIONS
Responsible for both the inside and outside condition and appearance of all facilities. Perform routine maintenance as required Be prepared to fill in with performing custodial tasks when another custodial team member is absent from work. Prepare facility for daily operations as may be required (e.g. disarming alarms, lights/HVAC, opening gates, raising flags, sweep/shovel/remove snow and sand walks, building access doors, etc.) for the purpose of ensuring facilities are operational and safe for occupancy. Maintain assigned areas, using designated cleaning products, hand tools, and power equipment (e.g. floor machines, burnishers, auto scrubbers, vacuum cleaners, carpet extractors, and ground equipment). Wash windows, walls, and woodwork as needed. Empty trash receptacles. Help unload supply trucks upon arrival. Move furniture and equipment. Perform minor building repairs, replace light bulbs, classroom clocks and other minor maintenance as needed. Respond to in-classroom custodial emergencies such as: toilet clogs, cleaning up child related bodily fluids, and flooding/water emergencies. Help set up and break down facilities and equipment for special events. May be asked to support PTA sponsored activities beyond normal work tasks and hours. Inspect all fire equipment, emergency lighting, and exit lighting, and maintain records of inspections in the appropriate logs. Inspect buildings regularly for sanitary and safety/security hazards; prepare reports and notify Supervisor of irregularities in an expeditious manner. May be required to go to local suppliers and pick up products or supplies for maintenance, building, or equipment upkeep. Direct and participate in the complete cleaning and routine maintenance of buildings during vacation periods. Be flexible when performing other duties relating to general job function as assigned by Supervisor. Perform all duties in a safe and prudent manner.
PHYSICAL DEMANDS
- Heavy Work Must be able to: Stand and walk constantly on various floor surfaces while performing various duties, including but not limited to using push/pull force of up to 50 pounds for various machines or projects or events. Stand constantly and walk frequently lifting items of various sizes, up to 30 pounds. Bend, crouch, stoop, kneel and crawl. Climb ladders to perform various cleaning or maintenance tasks. Reach out and above with hands and arms; up to chalkboard, interactive white board and bulletin board height. Climb stairs to various rooms (cafeteria, library, gym, etc.). Skillfully operate various tools and equipment for their intended purpose. Forklift, drills, hand jacks, dollies Verbalize, listen, and hear with an ability to follow instructions and take direction to complete tasks and projects both independently and as a member of a team. Understand "performance review" when conducted by supervisory personnel. Interact with the general public and volunteers. Will be subject to local travel, fumes, odors, chemicals, blood borne pathogens, workspace restrictions, and loud noises.
Pay:
$50,000.00 - $65,000.00 per year
