A Building and General Maintenance Technician performs building maintenance and appliance repairs for an apartment complex, housing division, residential center or business, as directed by a property manager.
Full-Time (Monday-Friday, 9:00 AM - 5:00 PM; occasional evenings/weekends for emergencies or special projects)

$25-$35 per hour (Must carry own Business Insurance)

Must have reliable personal transportation Job Summary Position Summary Confidential Company is seeking a reliable, hands-on Maintenance Worker to support the maintenance, appearance, safety, and day-to-day operations of multiple residential properties. This position is responsible for general property repairs, preventative maintenance, landscaping, seasonal services, inspections, and property-related logistics. The ideal candidate is dependable, self-motivated, resourceful, and comfortable working independently while maintaining professional communication with residents, vendors, contractors, and the management team. Key Responsibilities Property Maintenance & Repairs Perform general handyman repairs, including painting, patching, fixture installation, carpentry, and minor plumbing and electrical work. Perform preventative maintenance on building systems and equipment. Flush hot water heaters, snake drains, clean and oil furnaces, and perform other routine maintenance tasks. Power wash exterior areas and maintain common areas. Conduct routine property and unit inspections and promptly report maintenance issues. Complete move-in and move-out inspections and prepare units for occupancy. Identify maintenance needs and recommend appropriate repairs or solutions. Landscaping & Seasonal Maintenance Maintain lawns, hedges, flowerbeds, sidewalks, and overall property appearance. Operate lawnmowers, trimmers, blowers, snow blowers, and other maintenance equipment. Perform seasonal snow and ice removal, including shoveling and salting. Maintain and properly store landscaping and maintenance equipment. Vendor & Contractor Coordination Meet vendors and contractors at properties as needed. Provide property access and support vendor visits. Obtain estimates and communicate maintenance needs to management. Monitor completed work and report concerns or deficiencies. Property Logistics & Inventory Pick up and transport tools, supplies, appliances, and materials from hardware and retail locations. Remove and properly dispose of trash, electronics, bulk items, and property debris. Maintain organized tools, equipment, supplies, and maintenance inventory. Report supply and equipment needs to management. Real Estate & Property Support Assist with property showings and inspections by preparing and accessing units. Install, remove, and maintain For Sale and For Rent signs. Assist with preparing properties for marketing, leasing, sale, or occupancy. Support other property-related projects as assigned. Safety & Compliance Follow company maintenance SOPs and safety procedures. Use tools, equipment, chemicals, and protective equipment safely. Report unsafe conditions, property hazards, and maintenance concerns promptly. Maintain professional conduct when working at occupied properties. Follow applicable building, safety, and environmental requirements. Required Qualifications Previous experience in property maintenance, building maintenance, handyman services, construction, or a related field . Working knowledge of basic plumbing, electrical, carpentry, painting, and general repairs. Ability to safely operate basic landscaping and maintenance equipment. Ability to perform preventative maintenance and identify common property issues. Strong problem-solving and troubleshooting skills. Reliable, punctual, and able to work independently. Strong attention to detail and organization. Professional communication and customer service skills. Valid driver's license and reliable transportation. Ability to lift and carry up to 50 pounds . Ability to work indoors and outdoors and in varying weather conditions. Preferred Qualifications Experience working with residential rental properties or property management companies. Experience with HVAC, boilers, water heaters, or other building systems. Experience coordinating with vendors and contractors. Experience with snow removal and landscaping. Experience with property inspections and preventative maintenance procedures. Bilingual English/Spanish communication skills are a plus. Performance Expectations Within the first 90 days, the Maintenance Worker is expected to: Complete company onboarding and maintenance safety training. Demonstrate proficiency with routine property maintenance tasks. Complete assigned work orders accurately and on time. Perform property inspections and identify maintenance concerns. Maintain tools, equipment, supplies, and work areas in an organized condition. Demonstrate safe operation of maintenance and landscaping equipment. Communicate effectively with management, residents, vendors, and contractors. Follow company SOPs, reporting requirements, and safety procedures. Work Environment This is a field-based position requiring travel between residential properties. Work may include indoor and outdoor maintenance, physical labor, climbing, lifting, bending, kneeling, and working in varying weather conditions. The position may require occasional emergency or after-hours maintenance support , depending on business and property needs.
