Commercial Property Maintenance Technician King Capital Commercial Real Estate Albuquerque, NM Job Details Part-time $2,500 a month 18 hours ago Qualifications Outdoor work experience Construction painting Driver's License Attention to detail Organizational skills Full Job Description Property Maintenance Technician Position Summary We are seeking a reliable, self-motivated Property Maintenance Technician to handle general maintenance, repairs, and landscaping across our commercial properties. This is a hands-on position for someone who is mechanically inclined, takes pride in their work, and can identify and resolve maintenance issues without requiring constant supervision. The ideal candidate is a well-rounded handyman who can perform routine repairs, troubleshoot property issues, maintain landscaping, and help ensure each property is clean, safe, functional, and well maintained. Key Responsibilities General Property Maintenance & Repairs Perform general handyman repairs and preventative maintenance. Complete minor plumbing repairs, including faucets, toilets, drains, leaks, and fixture replacements. Perform minor electrical work, including replacing outlets, switches, light fixtures, bulbs, and ballasts where appropriate. Repair and adjust doors, locks, hinges, gates, cabinets, shelving, and other building components. Perform drywall repair, patching, painting, caulking, and touch-up work. Complete minor carpentry and construction-related repairs. Troubleshoot maintenance problems and determine whether they can be repaired in-house or require a specialized contractor. Inspect properties regularly and proactively identify maintenance concerns. Assist with tenant maintenance requests and property work orders. Coordinate with outside vendors and contractors when necessary. Maintain tools, equipment, and maintenance supplies. Landscaping & Exterior Maintenance Perform routine landscaping maintenance at company properties. Mow, edge, trim, weed, and maintain landscaped areas. Trim shrubs, bushes, small trees, and other vegetation. Maintain gravel, rock, mulch, and landscaped areas. Remove weeds, trash, debris, and leaves from properties. Maintain parking lots, sidewalks, dumpster areas, and other exterior common areas. Inspect, troubleshoot, and make minor repairs to irrigation systems, including sprinkler heads, drip lines, valves, and timers. Monitor landscaping for irrigation problems, dead vegetation, weeds, and other issues. Perform seasonal property cleanup and landscaping work. Assist with snow and ice removal when necessary. Qualifications Previous experience in property maintenance, facilities maintenance, construction, landscaping, handyman services, or a related field preferred. Strong general handyman and troubleshooting skills. Experience operating common hand tools, power tools, landscaping equipment, and maintenance equipment. Basic knowledge of plumbing, electrical, carpentry, drywall, painting, and irrigation systems. Ability to work independently and prioritize multiple maintenance needs. Ability to recognize problems and take initiative to correct them. Strong attention to detail and pride in maintaining properties to a high standard. Good communication and organizational skills. Dependable, punctual, and professional when interacting with tenants, vendors, and property management. Valid driver's license and reliable transportation required. Physical Requirements Ability to regularly lift and carry approximately 50 pounds. Ability to work outdoors in hot, cold, and changing weather conditions. Ability to stand, walk, bend, kneel, climb ladders, and perform physical labor for extended periods. Ability to safely operate landscaping equipment, power tools, and other maintenance equipment. Ideal Candidate The ideal candidate is a jack-of-all-trades who enjoys working with their hands and solving problems . We are looking for someone who notices when something needs attention and takes ownership of getting it handled. This person should be equally comfortable completing a building repair, troubleshooting an irrigation issue, cleaning up a property, or performing routine landscaping. The goal of this position is simple: keep our properties looking good and operating properly.
