Apartment Maintenance Technician Location:
Binghamton, NY (serving The Ansco Lofts in Binghamton and The Victory Lofts in Johnson City) Company Overview Paulus Development Company, LLC is a privately held real estate development and property management company based in Syracuse, New York. We own and manage apartment communities throughout Central New York and are seeking an experienced Apartment Maintenance Technician to support The Ansco Lofts in Binghamton and The Victory Lofts in Johnson City. Our team is committed to providing quality housing and exceptional service while fostering a workplace built on teamwork, accountability, and continuous improvement. Position Overview This full-time position reports directly to the First Vice President of Construction and Operations and serves as the primary maintenance technician for our Binghamton-area portfolio. The successful candidate will support The Ansco Lofts in Binghamton and The Victory Lofts in Johnson City while working closely with local management and receiving support from our Syracuse maintenance team on major projects and specialized repairs. The ideal candidate has experience preparing apartments for new residents, including drywall repair, painting, basic carpentry, and general maintenance. In addition to apartment turnovers, this position performs plumbing, electrical, appliance repair, HVAC troubleshooting, preventative maintenance, and general building repairs. Training will be provided on company-specific systems, equipment, and procedures. We're looking for someone who takes pride in their work, enjoys solving problems, works well independently, exercises sound judgment, and delivers exceptional service to our residents. Key Responsibilities
  • Prepare vacant apartments for new residents, including drywall repair, interior painting, flooring repairs, appliance installation, punch list completion, and general apartment turnover work.
  • Complete occupied-unit work orders while providing courteous and professional customer service.
  • Perform routine and emergency maintenance including plumbing, electrical, appliance repair, HVAC troubleshooting, and general building repairs.
  • Conduct preventative maintenance and property inspections.
  • Participate in a shared after-hours on-call rotation.
  • Maintain a clean, organized, and safe work environment.
  • Complete repairs safely, efficiently, and in accordance with company standards. Requirements
  • Apartment maintenance, residential maintenance, facilities maintenance, or related skilled trade experience preferred.
  • Strong experience with apartment turnovers, drywall repair, and interior painting strongly preferred.
  • Working knowledge of plumbing, electrical, carpentry, appliance repair, and general building maintenance.
  • Willingness to learn company-specific systems and HVAC equipment.
  • Ability to independently prioritize work, troubleshoot issues, and make sound decisions.
  • Strong communication and customer service skills.
  • Dependable, self-motivated, and committed to quality workmanship.
  • Valid driver's license with a clean driving record and reliable transportation.
  • High school diploma or equivalent (GED).
  • Availability for a shared on-call rotation, including evenings, weekends, and holidays.
  • Legally authorized to work in the United States. Physical Requirements
  • Ability to lift and carry up to 75 pounds regularly.
  • Ability to bend, kneel, crouch, climb ladders, and work in confined spaces.
  • Ability to safely operate hand tools, power tools, ladders, and maintenance equipment.
  • Ability to work indoors and outdoors in varying weather conditions. Compensation & Benefits
  • $20.00-$30.00 per hour, based on experience and demonstrated skills.
  • Performance and compensation reviews based on demonstrated skills, performance, and business needs.
  • Paid Time Off (PTO).
