A Building and General Maintenance Technician performs building maintenance and appliance repairs for an apartment complex, housing division, residential center or business, as directed by a property manager.
The Senior Facility Maintenance Coordinator serves as the central operational hub for dispatching, vendor management, client communications, and work order execution. This role requires a high-energy multi-tasker who understands facility operations, trade dynamics (HVAC, electrical, plumbing, handyman, general repair), and vendor negotiation to ensure seamless service delivery and high client satisfaction.
Key Responsibilities:
Work Order Management:
Receive, triage, schedule, and track incoming service requests and work orders from intake to billing completion.
Vendor & Subcontractor Coordination:
Dispatch qualified field technicians and third-party vendors for trade repairs; negotiate rates, obtain quotes, and track project timelines.
Client Relations:
Serve as a primary point of contact for retail clients and property managers, delivering regular status updates and resolving service issues promptly.
Emergency Dispatching:
Coordinate urgent and emergency service calls, ensuring rapid response times and minimal impact on client operations.
Cost Control & Approvals:
Review contractor quotes, issue purchase orders (POs), and verify completed work against invoices before submitting for accounting.
Process Leadership:
Mentor junior coordinators, optimize internal workflows, and maintain strict adherence to client SLAs (Service Level Agreements).
Qualifications & Requirements:
Industry Experience:
Minimum 2-4+ years of hands-on coordination or dispatch experience within a Facility Management (FM) , commercial property maintenance, or commercial trade/contracting environment ( Required ).
Trade Knowledge:
Familiarity with commercial facility maintenance trades (HVAC, plumbing, electrical, locksmithing, general carpentry, flooring, etc.).
Technical Proficiency:
Experience using CMMS / Work Order Management software platforms along with MS Office (Excel, Word, Outlook).
Communication:
Exceptional verbal and written communication skills with a strong customer-service mindset.
Problem-Solving:
Ability to thrive under pressure, handle high call volume, and resolve complex vendor or client issues independently.
