Job Description
POSITION SUMMARY
As a Vacation Rental Maintenance Technician , you'll be responsible for maintaining and repairing vacation rental properties, ensuring they remain in excellent condition for guests and homeowners. Using your home repair, building, and remodeling skills, you will troubleshoot and resolve maintenance issues efficiently, focusing on high-quality work that prevents future problems and minimizes costs. You'll handle a wide range of repairs while working independently and as part of a team. Your ability to assess situations, prioritize tasks, and complete work effectively will help the maintenance department achieve its KPIs and keep properties guest-ready at all times. This role requires schedule flexibility, including availability on weekends and holidays, to ensure properties are always maintained to the highest standards.ESSENTIAL FUNCTIONS
These duties can be performed with or without an accommodation: Property Maintenance & Repairs Perform a wide range of maintenance tasks—including carpentry, basic electrical and plumbing work, painting, and HVAC system upkeep—to ensure all vacation rental properties remain in top condition. Complete timely repairs to prevent minor issues from becoming major, costly problems. Property Readiness & Inspection Conduct annual maintenance and property safety inspections, identifying potential hazards, needed repairs, or improvement opportunities. General Property Care & Appearance Maintain landscaping, refuse/trash areas, outdoor spaces, and overall property appearance to meet company cleanliness and Standard Property Appearance standards. Perform routine and preventative maintenance to extend the lifespan of property assets and reduce the frequency of larger repairs. Work Order & Software Management Use Breezeway software to receive, prioritize, track, and document work orders, ensuring accurate records and timely completion of tasks. Maintain clear and detailed documentation of all maintenance activities, including materials used, time spent, photos before and after, and condition of equipment or property features. Customer & Team Support Promptly address maintenance requests submitted by staff, Inspectors, Housekeeping, Guests, and Owners, providing courteous and efficient service. Communicate all safety concerns, property damage, or urgent issues to the Maintenance Lead to ensure quick resolution and guest satisfaction.Safety & Compliance:
Follow FLPP's Safety Program to maintain a clean, hazard-free work environment. Adhere to all safety policies and procedures, keeping a safety-first mindset in all tasks. Conduct routine property safety checks to ensure compliance with company and regulatory standards. Keep safety records and required documentation up to date.Additional Responsibilities:

Skills:
Strong knowledge of general home maintenance, repair, and troubleshooting. Ability to assess maintenance issues and determine cost-effective solutions. Ability to use maintenance software to track, report, and complete work orders. Strong attention to detail with a focus on efficiency and quality workmanship. Excellent time management skills with the ability to prioritize and complete tasks in a fast-paced environment. Strong problem-solving skills and the ability to work independently with minimal supervision. Effective communication and teamwork skills to collaborate with staff and meet department KPIs. Ability to lift and carry heavy objects, work in various weather conditions, and perform physically demanding tasks. A commitment to safety practices and adherence to company policies.Experience:
2+ years of experience in property maintenance, residential repair, construction, or a related trade. Experience working with vacation rentals, hospitality, or property management is preferred. Previous experience using work order or maintenance tracking software is a plus. Familiarity with preventative maintenance programs and safety inspections.Education & Certifications:
High school diploma or GED required. Technical training or certification in HVAC, plumbing, electrical, or carpentry is a plus. Valid driver's license with a clean driving record required. OSHA or other safety certifications are preferred but not required.PHYSICAL DEMANDS AND WORK ENVIRONMENT
