Effective written and verbal communication skills Valid driver's license Key Responsibilities Knowledge of and compliance with company standards, policies, and procedures Maintain compliance with all Fair Housing standards in all resident interactions Maintain property standards for cleanliness, appearance, safety, and functionality Maintains a professional appearance at all times by practicing good personal hygiene and wearing a clean, presentable uniform. Respond to service requests in a timely, professional, and customer-focused manner Flexibility to work overtime, on weekends, and participate in the emergency on-call rotation as dictated by business needs. Assist with preventative maintenance programs and scheduled inspections Conduct property walks and equipment audits; identify and address maintenance issues Safely operate hand and power tools Perform apartment turnover activities, including cleaning, painting, and repairs Maintain consistent communication with the management team regarding timelines, priorities, and progress Perform physical tasks including lifting up to 50 pounds, climbing, bending, kneeling, and standing for extended periods Participate in snow removal activities as directed by the management team This is not intended to be a complete list of all duties and responsibilities; duties may change based on business needs. Technical Knowledge Working knowledge and hands-on experience with: o Various HVAC systems o Plumbing (water heaters, drain clearing, fixture repair and replacement) o Minor electrical repairs o Appliance repair o Drywall preparation and repair, painting, and basic carpentry General understanding of building systems, including fire sprinkler, fire alarm, and central mechanical/HVAC systems (as applicable) Understanding of and ability to assist with work order management and apartment make-ready processes Ability to learn and effectively navigate assigned maintenance applications and related technologies Development & Training Monthly safety training as part of Heatherwood's Safety Culture Ongoing technical training Providing resources and support to help you successfully complete and maintain all necessary credentials, such as EPA type I, II & Universal, CPR, CPO, and standpipe certifications (NYC).
