A Building and General Maintenance Technician performs building maintenance and appliance repairs for an apartment complex, housing division, residential center or business, as directed by a property manager.
The Maintenance Technician is responsible for performing general maintenance and repairs across commercial properties within an assigned portfolio. This role supports the day-to-day maintenance needs of the properties, ensuring safe, clean, and well-maintained environments for tenants and staff. The Maintenance Technician must be reliable and able to travel between properties within the assigned portfolio as needed.
Porter Primary Responsibilities:
Perform groundskeeping and building maintenance duties, including cleaning parking lots, sweeping debris, snow and ice removal, pressure washing, etc. Ensure buildings are safe, clean, and free from clutter. Report any issues to the Maintenance Supervisor in a timely manner.
Maintenance Primary Responsibilities:
Check the Work Order system daily and complete tasks as directed by the Maintenance Supervisor. Immediately report any emergency situations on site to the Maintenance Supervisor. Respond to tenant complaints and service requests as directed by Maintenance Supervisor. Replace ceiling tiles, light bulbs, and perform minor repairs (locks, plaster/painting, plumbing, electrical). Paint interior and exterior surfaces. Conduct daily inspections of interior and exterior building perimeters. Inspect the conditions of railings, entrances, benches, awnings, garage, staircases, loading dock, and electrical fixtures. Report any maintenance deficiencies to the Maintenance Supervisor. Check the condition of sidewalks and parking lots; report or perform repairs as instructed. Report daily to the Maintenance Supervisor and carry out assigned work orders.

Qualifications:
High School / General Education Diploma Preferred Able to consistently lift, push, pull up to 50lbs and occasionally up to 75lbs Physically able to climb ladders, bend, or crawl into awkward spaces Able to lift arms above shoulder level for prolonged periods of time. Able to walk, stand, crawl, bend or kneel for extended periods of time Advanced ability in use of common maintenance tools, i.e., hand and power tools, etc. Willing to work flexible hours including occasional nights and weekends, including availability for on-call emergencies Ability to perform ALL duties listed above. (Per Supervisors discretion) Knowledgeable with computers, email, Internet, and basic Excel skills preferred Must have good interpersonal skills Professional attitude and workmanship Effectively manage time to prioritize projects and complete tasks efficiently Able to obtain an FDNY Certificate of Fitness (Preferred)
