A Building and General Maintenance Technician performs building maintenance and appliance repairs for an apartment complex, housing division, residential center or business, as directed by a property manager.
A Residential Maintenance Technician is responsible for maintaining, repairing, and improving residential properties to ensure they are safe, functional, and well-maintained for residents.
Job Summary:
The Residential Maintenance Technician performs routine maintenance, repairs, and inspections of residential properties, including apartments, condominiums, or rental homes. This role ensures that all units, common areas, and building systems are in good working condition while providing excellent customer service to residents.
Key Responsibilities:
Perform routine maintenance and repairs, including plumbing, electrical, HVAC, carpentry, and painting. Respond promptly to resident maintenance requests and emergencies. Inspect vacant units and prepare them for new residents. Complete preventive maintenance on building systems and equipment. Repair or replace fixtures, appliances, doors, windows, flooring, and drywall as needed. Maintain grounds and common areas, including lighting, walkways, and landscaping. Follow all safety procedures and comply with local building codes. Keep accurate maintenance records and complete work orders in a timely manner. Coordinate with contractors for specialized repairs when necessary. Maintain inventory of tools, equipment, and maintenance supplies.
Qualifications:
High school diploma or GED preferred. Experience in residential maintenance, facilities maintenance, or a related field. Knowledge of plumbing, electrical, HVAC, carpentry, and general repairs. Ability to use hand and power tools safely. Strong troubleshooting and problem-solving skills. Good communication and customer service abilities. Valid driver's license may be required. Ability to lift up to 50 pounds and work indoors and outdoors in varying weather conditions.
Preferred Skills:
HVAC, electrical, or plumbing certification. Experience with apartment or property management maintenance. Basic computer skills for work order management. Ability to work independently and as part of a team. This position requires reliability, attention to detail, and a commitment to providing safe, high-quality living environments for residents.
