The Maintenance Technician is responsible for completing resident service requests, preventative maintenance, repairs, property inspections, unit turnovers, and general upkeep of buildings, grounds, and common areas. This position requires strong troubleshooting skills, attention to detail, excellent customer service, and the ability to prioritize maintenance needs while following company policies, safety standards, and applicable laws. Maintenance & Repair ResponsibilitiesThe Maintenance Technician will perform a variety of general maintenance and repair duties, including: Troubleshoot appliances, HVAC systems, and water heaters. Perform snow and ice removal from the office and mailbox station when necessary. Replace receptacles, switches, and mounted exterior lighting fixtures. Replace heating elements and thermostats as appropriate. Repair damaged drywall, including patching and painting. Complete apartment turnovers within the 14-day company standard, including removal of trash and debris. Repair common fixtures, including toilets, faucets, drain lines, dishwashers, and garbage disposals. Replace smoke alarms. Repair or replace window screens and broken glass as appropriate. Install blinds. Perform preventative maintenance on equipment and building systems. Perform other maintenance and property-related duties as assigned. Qualifications & Skills Strong mechanical and troubleshooting skills. Experience with HVAC, appliances, plumbing, electrical, carpentry, drywall, painting, and general property maintenance. Ability to diagnose problems and complete repairs safely and efficiently. Strong attention to detail and organizational skills. Ability to prioritize service requests and complete work within established deadlines. Excellent customer service and communication skills. Ability to work independently and as part of a team. Ability to interact professionally with residents, prospects, vendors, Community Managers, and other team members. Ability to follow safety procedures, company policies, and applicable regulations. Previous property maintenance, apartment maintenance, or construction experience is preferred.
