Apartment Maintenance Technician
Job Description
Summary:
The Maintenance Technician (MT) is responsible for assisting property management in selling and leasing the property to prospective residents; this is achieved by performing work orders, assisting in the maintenance of interior and exterior systems, preparing apartments for occupancy according to protocols, and maintaining superb curb appeal. The Maintenance Technician plays a crucial role at each community and is always ready, willing and able to offer current residents a dynamic and enhanced living experience through excellent work service, customer service, and dedication to operating standards and systems. Respond to and perform work orders, and maintain property grounds, which includes designated areas assigned by the Maintenance Supervisor (where applicable) or Property Manager, by performing the following duties:
- Assists in completing work orders of various types including, but not limited to: electrical, plumbing, HVAC, drywall, painting, appliances and make readies.
- Plays a crucial role in customer satisfaction throughout the duration of the year, as well as during move-out, apartment turn-season, and move-in
- Assists in the preventative maintenance and general repairs of the buildings' exterior and interior systems
- Assists in maintaining swimming pool, clubhouse, and community common areas
- Responsible for being On-Call for emergency work orders and lock-outs
- Assists in snow/ice removal, and additional weather-related items
- Assists in completing monthly facilities plan tasks
- Assists in completing daily maintenance duties and tasks
- Assists daily in picking up trash on the grounds
- Assists with moving furniture including unloading and storing supplies
- Understand and follow all safety protocols including understanding MSDS on use of chemicals
- Report any observed violations of property rules and regulations to Maintenance Supervisor (where applicable), Property Manager and/or Regional Manager
- Maintain property curb appeal and ensure a clean, well-maintained environment
- Pick-up trash, garbage in and around the perimeter of the property and report any Tenant or other misconduct or violation of lease policies/community rules
- Sweep, vacuum, mop, wipe down, and/or clean carpeted and non-carpeted areas including resident rooms, hallways, common areas, office, and any community pathways, walkways or entry/exits
- Empty property trash containers and maintain as required by Management
- Assist with cleaning of units; which will include cleaning of kitchen areas, living rooms, bedrooms, bathrooms (including tub, shower, and toilet areas) and miscellaneous areas
- Work in common areas such as the lobby or offices as directed by the Maintenance Supervisor (where applicable) or Property Manager
- Report any observed violations of property rules and regulations to the Maintenance Supervisor (where applicable) or Property Manager
- Report any Tenant complaints, maintenance items or any needed major repairs to Maintenance Supervisor (where applicable), Management and Staff, and Property Manager
- Assist Management with weather related projects, such as snow removal and other assignments Administration and Customer Service Operations Assists Management with the following (other duties may be assigned):
- Performs all accountabilities in a timely and efficient manner
- Projects a favorable image of the community to achieve property objectives and public recognition
- Adheres to standards and complies with: corporate procedures, government laws on Fair Housing, and all inspections of the facility
- Performs after hours duties as needed (i.e., attend community functions, PR events, etc.)
- Places customer needs, requests, and follow-up as a number one priority
- Exhibit a welcoming and professional attitude at all times when interacting with prospective residents and parents, and current residents and parents
- Appropriately act as a resource for all customers when confronted with a customer service concern
- Be familiar with the general maintenance policies and procedures and be available to assist in afterhours maintenance emergencies
- Encourage the respect and appreciation of individual differences
- Mediate conflict and help residents to create a respectful living community
- Assist with coordination of on and off property community and campus events, if requested by Management
- Enter work order requests and information into Property Management Software in a timely and accurate manner
- Enthusiastically assists with the implementation of off-site marketing efforts on- campus, in the community, and at special events, if requested by Management
- Projects a favorable image of the community to achieve property objectives, public recognition, and a positive reputation within the local community
- Comes to work in appropriate attire as outlined by the Property Manager, Regional Manager, and corporate policy
- At all times, assists in keeping the community clean by surveying common areas regularly for cleanliness, appearance, and working order
- At all times, immediately reports any life safety hazard or maintenance concern encountered on the property
- Become acquainted with residents living at the property while serving as a resource for both residents concerning the property, the local community
- Enthusiastically participate in and promote programming and initiatives
- Understand, support, and abide by all policies and procedures as both a staff member and resident of the community while providing unparalleled customer service and respect for residents
- Respond to and document behaviors of residents that violate the law or the lease agreement
- Understand, communicate, and enforce community safety, emergency, and fire evacuation policies and procedures, providing emergency response and referral services and resources Personnel
- Attend, and constructively contribute to, all weekly staff meetings and any special/emergency meetings, training sessions and/or webinars
- Participate in all staff training and orientation which may include evenings, weekdays, and/or weekends
- Maintain a professional attitude and manner in your work relationships
- Available to work as scheduled/needed during
- Model and encourage a positive attitude among staff
- Facilitate and lead by example to encourage the concept that no matter their position or duration at any given property, everyone picks up trash Administration of Operations and Management
- Gathers and/or compiles information for requested reports
- Assists in corporate projects as requested
- Completes all necessary paperwork for move-in, check-out, and other peak periods. Processes all paperwork associated with work orders, inspections, etc…
- Assists with maintenance work order priorities and follow-ups as needed Perform Administrative Tasks
- Generate, update, close out and make notes, as applicable, to work orders within the Property Management system
- Assist with upkeep of property inventory and supply inventory as directed
- Work assigned On-Call shifts and perform lock-out services, which may include weekdays, weekends, and/or holidays
- Participate fully in the preparation and administration of Turn, Move-In, and Move-Out
- Complete room/apartment inventories, key checks and common area inventories as assigned
- Complete and submit required reports
- Distribute materials and messages from or approved by the PM, LM in a timely manner and/or by the assigned completion date To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.

- High School diploma or GED
- A minimum of two (2) years of related prior experience and/or training in a maintenance, general labor and/or landscape field; or equivalent combination of education and experience. Prior experience in the maintenance industry is required
- HVAC certification and appliance experience preferred Knowledge and Ability To
- Read, analyze, and interpret general business correspondence and Maintenance work orders, directions, instructions and documents
- Read, analyze, and interpret general business policies and manuals, safety procedures, governmental regulations, operating and maintenance instructions, and procedure manuals
- Write reports and general business correspondence. Ability to effectively present information and respond to common inquiries or complaints from residents, prospective tenants, and the general public
- Respond to common inquiries or complaints from residents, prospective tenants, parents, university or community officials, or members of management.
- Understand and follow MSDS rules for the handling and use of any chemicals
- Communicate effectively with management and subordinates is an essential requirement of the position
- Communicate effectively with management, residents or other employees.
- Apply common sense understanding to carry out instructions furnished in written, oral, or diagram form Math Ability
- Proficiency in business math required
- Ability to calculate figures and amounts such as discounts, interest, commissions, proportions and percentages
