Full Job Description Apartment Maintenance Technician Location:
Oak Tree Apartments, Tigard, OR (108 + 92 units)
Schedule:
Full-time, 40 hours/week (Sunday through Thursday) 8am-5pm + After Hours Emergency Maint Phone Duties)
Compensation:
$25.00-$29.00/hour

You will help maintain our apartment communities, ensuring a safe, attractive, and well-functioning environment for residents. Key Responsibilities ServiceMaintenance Complete routine service requests within 24-48 hours; respond to emergencies ASAP Schedule and perform preventative maintenance Troubleshoot and repair light electrical, plumbing, and general maintenance issues Travel to other properties as needed for coverage or emergencies Apartment Turns Assist with inspections and prepare units for new residents Paint, caulk, repair drywall, doors, trim, and fixtures Ensure all appliances and lights are operational; replace/repair as needed Remove trash and remediate moisture related issues Property Appearance Maintain office, clubhouse, fitness center, pool, laundry, and all common areas Inspect and maintain property lighting weekly; coordinate with vendors for major repairs Complete special projects as assigned Resident Relations Interact professionally and courteously with residents Comply with all Fair Housing laws TeamworkSafety Coordinate daily workflow with supervisor/manager Participate in on-call rotation for after-hours emergencies (including weekends/holidays) Adhere to company safety protocols Lift up to 50 lbs., climb ladders, and assist with moving appliances Qualifications Minimum 2 years' general maintenance experience (5+ years in property management and/or construction preferred) Strong communication, organization, and time management skills Proficient in carpentry, drywall, painting, minor plumbing, minor electrical, and appliance repair Pool maintenance and chemical balancing experience is a plus Willingness to take on after-hours emergency responsibilities Professional appearance and demeanor About Carla Properties Carla Properties is a locally owned company with 55+ years in property management, overseeing 2,160+ multi-family units in the Portland Metro area.
