Your Job You will be assigned a portfolio of one to four properties, working alongside each property's local management team to maintain the highest standards of excellence across your portfolio. As a Property Maintenance Technician, you are responsible for the overall maintenance, repair, appearance, and upkeep of each assigned property, ensuring a safe, clean, attractive, and welcoming environment for residents, visitors, and staff. Local Property Team :

At each property, you will manage, and be part of, a small team comprised of a Property Manager, Cleaning Specialist (or equivalent) and you.

What is Required to be Successful As a Maintenance Technician, you are highly self-motivated, organized, and able to work in an autonomous manner while maintaining strong communication with your Property Manager. You are an open and honest communicator and independent thinker. You are able to deal with problems involving multiple variables and in situations where little standardization exists. You have strong organizational skills and work habits, with a keen ability to prioritize, multitask and meet deadlines. You have the ability to establish and maintain credibility within the community through sensitive and skilled communication, your presentation, and your organizational and time management skills.

Educational/Experiential/Practical Requirements:

High School diploma or GED; 1-2 years relevant experience; Must have your own tools; Valid Driver's License with insurance; 24-hour emergency maintenance availability.

Physical demands:

While performing the duties of this job, you are regularly required to use hands for a variety of tasks. You are frequently required to stand and reach with hands and arms. You are occasionally required to walk, sit, climb or balance, stoop, kneel, crouch, crawl and smell. You will regularly lift and/or move up to 10 pounds, frequently lift and/or move up to 25 pounds and occasionally lift and/or move up to 50 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.

Your Work Environment:

You will regularly be exposed to outside weather conditions or be exposed to wet and/or humid conditions, moving mechanical parts, high/precarious places, fumes or airborne particles, toxic or caustic chemicals, or risk of shock and vibration. The noise level in your work environment is usually moderate.

Your salary has been negotiated at the time of hire and will be reviewed on an annual basis. Benefits. • Provide prompt and courteous response to all resident service requests, including 24-hour emergency requests, in a timely manner.
• Perform the necessary maintenance and turnover of vacant apartments as coordinated by the Property Manager.
• Maintain grounds, including mowing, trimming, raking, landscaping, snow removal, shoveling, sanding, and maintains all necessary equipment as needed. These responsibilities will vary with each property.
• Design, coordinate with Property Manager, monitor and executea preventative maintenance program for the property, including accurate maintenance logs.
• Ensure that an adequate inventory of repair parts and supplies is maintained at the site.
• Assist in the development and maintenance of safe working conditions.
• Maintain a neat, orderly, and safe workshop/storage area.
• Maintain and repair all heating equipment, such as coils, fans, blowers, and controls.
• Repair and maintain central air conditioning equipment, including draining, cleaning, and filling cooling towers, pumps, fans, and controls.
• Maintain and repair appliances and general plumbing.
• Perform a wide variety of general carpentry repairs, including painting interior and exterior walls, ceilings, and cabinets.
• Perform and coordinate other projects as outlined by the Property Manager or other Stanford Leadership management.
• Assist in monitoring all work being performed by outside contractors.
• Perform janitorial duties including the maintenance of all necessary equipment as needed to: buff, vacuum, sweep, and mop floors; wash windows, dust; empty trash cans, dispose of litter and debris; install light bulbs, doors, cabinetry, and other related items.
• Assist with moving furniture, unloading/storing supplies, and site-specific duties as necessary.
• Complete other related tasks as requested.
