Job Description

SUMMARY The Maintenance Technician will work in a team environment to complete routine maintenance and repair projects, including but not limited to plumbing, electrical, heating, air conditioning, carpentry, commercial equipment repair, pool operations, fire safety systems, snow/trash removal, and landscaping. Maintenance Technicians will maintain properties efficiently to ensure that guests receive a clean, attractive, and secure place to stay with friendly and attentive service.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Include the following: Performs preventive maintenance on equipment as noted in the Preventive Maintenance Manual and listed on the daily maintenance schedule. Performs and schedules maintenance on project items as listed on the daily maintenance schedule. Performs work order request items as listed on the daily maintenance schedule. Responds to emergency maintenance requests from any property, including the corporate office. Maintains required records as outlined in the Preventive Maintenance Program or as required by local authorities (e.g., serial records, equipment preventive maintenance, bench stock inventory, pool test log, etc.). Provides security for guests and property by following all key control procedures, maintaining work areas in a clean, well-organized condition, reporting suspicious activity by guests or others, and following all other safety regulations. Performs or coordinates other tasks as assigned by the Director of Maintenance or property managers, such as preparing requisitions for replacement of bench stock items, locating and purchasing materials as needed for emergency repairs, and training new maintenance personnel or grounds maintenance. Follows an on-call schedule, including evenings and weekends. All other duties as assigned.
QUALIFICATIONS
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skills, and/or abilities required. Working knowledge of tools and equipment used to provide comprehensive building maintenance services.
Knowledge of Safety Standards:
Understanding OSHA safety guidelines and the ability to work safely with hazardous materials and equipment. Plumbing skills, including the ability to solder/braze tubes and fittings, unplug toilets/drains, replace bath/toilet fixtures, and repair faucets, garbage disposals, home appliances, and hot water tanks. Construction experience with drywall and painting to repair walls or ceilings with guest or water damage, and fabricate furniture, walls, floors, cabinetry, or shelves. Proficiency in electrical work, including replacing and repairing outlets, wall switches, light fixtures, ceiling fans, home appliances, furnaces, and air conditioning units. High attention to detail necessary to perform repetitive tasks with a focus on quality standards. Ability to prioritize and multi-task in a busy environment, often in inclement weather. Ability to work independently in the absence of supervision with a focus on safety. Ability to communicate clearly and concisely, both orally and in writing. Ability to understand and follow oral and written directions.
EDUCATION AND/OR EXPERIENCE
Minimum high school diploma or GED equivalent. Minimum of 5 years' experience in HVACR. Plumbing experience to install water heaters, boilers, and pumps. Must have experience in the electrical field up to 480 volts as well as DC voltage to work on VFD equipment. Extensive knowledge needed in food service equipment, including commercial dishwashers, steamers, heat lamps, ice machines, griddles, coolers, etc. Able to lift 50 pounds or more and climb ladders up to 40 feet high. Must be able to operate scissor and boom lifts and work in all weather conditions.
CERTIFICATES, LICENSES, REGISTRATIONS
Valid driver's license and an approved driving record authorized through the company's insurance provider required. Refrigerant Type 1 & 2 certification.
PHYSICAL DEMANDS/WORK ENVIRONMENT

Finger/hand manipulation approximately 50% of the time. 50% of daily time is spent maneuvering throughout the facility. Exposure to chemicals and other institutional cleaning agents. Consistent and frequent reaching, maneuvering, and positioning of oneself. Ability to lift up to 50 pounds and push/pull moderate to heavy weight. Ability to walk long distances and stand for extended periods of time.
