$22.00 - $26.00 per hour Job description: Hoffman United is seeking a reliable, skilled, and motivated Residential Property Turnover & Maintenance Technician to join our maintenance team. This position is responsible for preparing residential properties for new residents after move-outs, as well as performing ongoing maintenance and repairs across occupied and vacant residential properties. The ideal candidate is a hands-on problem solver who takes pride in quality workmanship, works efficiently, and is comfortable handling a wide variety of maintenance, repair, and property improvement tasks. Responsibilities Prepare residential units for new residents following move-outs Perform general property maintenance and service repairs in occupied and vacant units Perform carpentry, drywall repair, painting, patching, and finish work Repair or replace doors, trim, locks, hardware, fixtures, cabinets, and other property components Perform basic plumbing repairs, including faucets, toilets, drains, and minor leaks Perform basic electrical repairs, including switches, outlets, light fixtures, and other minor electrical issues Complete minor flooring repairs and replacements Install, troubleshoot, and replace appliances and household fixtures as needed Diagnose maintenance issues and determine the appropriate repair or solution Respond to resident maintenance requests and work orders in a professional and timely manner Complete turnover and maintenance punch-list items and ensure properties meet company standards Perform preventative maintenance as assigned Maintain accurate records of work completed, materials used, and outstanding repairs Communicate material, equipment, and larger repair needs to supervisors Keep company tools, equipment, vehicles, and work areas clean, organized, and safe Follow company safety procedures and applicable building and maintenance standards Assist with other maintenance, renovation, and construction projects as assigned Be available for occasional after-hours work when property or maintenance needs require it Qualifications Previous experience in residential maintenance, construction, remodeling, property management maintenance, or a related field preferred Experience with basic carpentry, drywall, painting, plumbing, and electrical repairs Ability to troubleshoot and diagnose property maintenance issues Ability to complete repairs efficiently while maintaining high-quality workmanship Ability to work independently, prioritize work orders, and manage multiple tasks Strong attention to detail and pride in completed work Ability to communicate professionally with residents, coworkers, vendors, and supervisors Ability to lift, carry, bend, kneel, climb ladders, and perform physical labor as required Ability to safely operate power tools, hand tools, and maintenance equipment Must be dependable, punctual, professional, and motivated Valid driver's license and reliable transportation required What We Offer Full-time employment Competitive pay based on experience Health insurance plan available Consistent, year-round work Overtime opportunities A variety of work across residential properties Opportunities to use and expand your maintenance and construction skills The opportunity to be part of a team responsible for maintaining and improving residential communities
