13 per hour, based on experience and demonstrated skill level Position Overview Mercer Commons and East Penn Truck Equipment are seeking an experienced, hands-on Building & Facilities Maintenance Technician to maintain, repair, and improve our commercial properties in Mercer, Pennsylvania. This is NOT a janitorial or custodial position. This is a skilled maintenance position for an individual with proven hands-on ability in carpentry, electrical, plumbing, and painting . We are looking for someone who takes pride in their workmanship, notices when something needs attention, and takes personal responsibility for helping keep our properties safe, functional, professional, and properly maintained. The right individual should be able to look at a problem, determine what needs to be done, and either complete the repair correctly or recognize when a specialized contractor is required. Required Skills Applicants must have practical hands-on experience in: Carpentry

• framing, trim, doors, drywall, shelving, repairs, construction, and general building improvements Electrical
• troubleshooting lighting, switches, outlets, fixtures, basic circuits, and general electrical repairs Plumbing
• leaks, faucets, toilets, drains, piping, fixtures, and general plumbing repairs Painting
• interior and exterior painting, surface preparation, drywall repair, patching, caulking, priming, brush and roller application, and finish work General commercial building repair and maintenance Preventive maintenance and property inspections Basic HVAC knowledge and the ability to recognize problems requiring professional service Safe use of hand tools, power tools, ladders, and general maintenance equipment Hand Tools Required Primary Responsibilities Perform routine and preventive maintenance throughout the properties Complete carpentry, electrical, plumbing, drywall, and painting projects Maintain doors, locks, hardware, windows, fixtures, and overhead doors Perform interior and exterior building repairs Assist with renovations and property improvement projects Inspect buildings and grounds regularly and identify items requiring attention Address minor problems before they develop into larger or more costly repairs Maintain office, warehouse, shop, common, and commercial tenant areas Assist with grounds and exterior property maintenance Assist with snow and ice removal when required Maintain maintenance tools, equipment, materials, and supplies Coordinate with outside contractors when specialized or licensed work is necessary Monitor contractor work when appropriate Maintain basic records of repairs, maintenance items, and ongoing projects Help maintain the overall appearance and condition of Mercer Commons and East Penn Truck Equipment The Person We Are Looking For We want someone who: Takes pride in their work Pays attention to details Notices problems without having to be told about every issue Treats the property as something they are responsible for caring for Understands the difference between a temporary patch and a proper repair Can work independently without constant supervision Plans and organizes their work efficiently Keeps work areas clean and professional Has strong mechanical and troubleshooting abilities Is dependable and productive Communicates well with management, tenants, employees, and contractors Understands the importance of preventive maintenance Takes ownership of a project from start to completion We are not looking for someone who simply waits for a work order.

We want an individual who can walk through the property, recognize what needs attention, and take the initiative to address it. Experience & Physical Requirements 5+ years of commercial building maintenance, construction, facilities maintenance, or skilled-trades experience strongly preferred Hands-on carpentry, electrical, plumbing, and painting experience required Valid driver's license Ability to safely work from ladders and at heights when necessary Ability to lift approximately 50 pounds Ability to safely operate power tools and maintenance equipment Reliable attendance and dependable work habits Ability to work independently and manage multiple priorities Additional HVAC experience, welding, fabrication, construction, equipment operation, or mechanical skills are a plus.
