Maintenance Director Job Summary Performs integrated service functions in an assigned zone to ensure safe, efficient, and economical facility operations. Responsible for maintenance and engineering services in designated areas, supporting overall resident safety and comfort. Essential Knowledge, Skills and Core Competencies Machines, tools, and equipment design, use, repair, and maintenance. Principles of customer and personal service, including needs assessment, quality standards, and customer satisfaction. Performing routine equipment maintenance and determining when/what kind of repairs are needed. Repairing machines/systems using proper tools. Diagnosing operating errors and deciding corrective actions. Monitoring gauges, dials, and indicators to ensure equipment is functioning properly. Using logic and reasoning to evaluate alternative solutions and resolve problems. Interpret diagrams and job specifications to locate utilities/equipment and perform repairs. Read and write English; interpret safety rules, operating instructions, and procedure manuals. Follow written and verbal instructions accurately. Perform manual tasks requiring strength, dexterity, and coordination.
Requirements:
Education & Experience Required:
High School Diploma or equivalent.
Experience Preferred:
Minimum of 6 months in operations/maintenance or floor care Essential Duties & Responsibilities Inspect building daily; assess room temperatures, beds, furniture, plumbing, and electrical systems. Record observations and initiate repairs as needed.
Perform grounds keeping:
mow lawns, pull weeds, prune, and mulch, trim plants, and maintain landscaping. Respond to weather-related conditions (snow removal, ice treatment, distributing non-skid materials). Complete work orders and minor repairs; schedule and document completion. Perform preventative maintenance as scheduled. Support supervisor in maintaining regulatory compliance with fire, safety, sanitation, and maintenance standards. Observe/report unusual conditions, effects, or reactions; respond to emergencies as required. Deliver and manage supplies, inventory repair parts, and maintain storage areas. Paint and repair rooms and facility areas as assigned. Move equipment/furniture; operate electric/battery-powered equipment. Transport patients and assist with related duties as assigned. Physical & Mental Demands Standing, walking, talking, hearing instructions, handling objects, pushing/pulling, stooping, kneeling, crouching, crawling, reaching with arms. Lifting (up to 100 lbs occasionally, 50 lbs frequently). Continuous concentration, memory, problem solving, and interpersonal communication.
