March 18, 2023 SUMMARY Repairs and maintains appliances, machinery, and mechanical equipment such as, but not limited to, HVAC systems, plumbing and electrical systems, household appliances, building components, etc.

ESSENTIAL DUTIES AND RESPONSIBILITIES

Makes all necessary equipment repairs, including defective part replacement, of as per work orders assigned, completing work orders in their entirety. Performs preventive maintenance on buildings and equipment as directed, reporting, and documenting all observations, repairs and replacements. Repairs all items and equipment associated with residential apartments and commercial leased spaces, per make-ready procedures, documenting observations and the condition of the leased space working in. Maintains a clean and safe work environment. Wears shoe covers at all times when in residential apartments and uses maintenance door tag procedure while performing maintenance. Follows all safety procedures and established proper lock-out procedures while performing duties. Is familiar with power, water, and gas turnoffs, clean-out traps, fire extinguishers and fire hydrants. Knows emergency telephone numbers (e.g. appropriate police department, fire department, manager, other maintenance personnel). Reports any accident immediately to Manager. Maintains all Company assigned property in proper working order. Maintains vehicle inventory necessary to perform normal maintenance repairs on a daily basis. Appearance must always be neat, wearing company provided uniform. Maintains a positive relationship with fellow technicians, tenants, vendors, and office staff, while abiding by all Company rules, regulations, and policies. Reports for regularly scheduled "after hours" emergency maintenance and other emergency maintenance issues, including storm damage, etc. when assigned.

EXPERIENCE

High school diploma or equivalent and one-year related experience or training.

LANGUAGE SKILLS

Ability to fluently speak, read, write, and comprehend English. Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence.

MATHEMATICAL SKILLS

Ability to calculate figures such as multiplication, division, addition, and subtractions accordingly.

REASONING ABILITY

Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

CERTIFICATES, LICENSES, REGISTRATIONS

Must have a valid Pennsylvania Driver's License with a safe driving record. You will be required to operate assigned company vehicles during working hours. HVAC certification is necessary.
