Bear Property Management maintains 300+ residential rental units across the Black Hills. We are hiring a Property Maintenance Technician based in Rapid City to perform repairs, turnovers, and preventative maintenance across our portfolio. This position carries real responsibility. You will work independently in residents' homes, diagnose problems, complete repairs to a professional standard, and document your work accurately. We expect the work to be done correctly and reported clearly, and we provide the structure to make that possible: dispatched work orders, defined procedures, and clear expectations. Responsibilities Diagnose and repair residential maintenance issues in occupied and vacant units Repair and install doors, locks, hardware, trim, blinds, shelving, and cabinetry Patch, texture, and paint drywall Perform minor plumbing repairs, including faucets, toilets, drains, sink components, and leaks Perform basic electrical maintenance within legal and safety limits, including switches, outlets, fixtures, lighting, and smoke/CO detectors Troubleshoot, repair, and install appliances Caulk, weatherproof, and repair flooring and baseboards Repair decks, fences, gates, stairs, and exterior components Replace furnace filters and perform basic HVAC maintenance Complete unit turnovers and punch lists to move-in standard Perform scheduled preventative and exterior maintenance Identify conditions that require a licensed contractor and report them with enough detail for accurate dispatch Document every work order with findings, repairs completed, materials used, and photos Qualifications Ability to work independently and manage multiple work orders without direct supervision Sound troubleshooting skills, with the ability to identify root causes rather than applying temporary fixes A commitment to high-quality workmanship Professional conduct in occupied homes and respect for residents' property and privacy Clear, accurate communication with residents, property managers, coworkers, and vendors Sound operational judgment about the limits of your scope, and the discipline to escalate if needed Consistent reliability and punctuality Preferred Experience Candidates are not expected to be experts in every trade. Experience in the following areas is strongly preferred: Plumbing Electrical HVAC Carpentry and finish work Drywall and painting Flooring Appliance repair Remodeling or general construction Apartment, property, or facilities maintenance Performance Expectations Work orders are completed correctly the first time, with minimal callbacks Documentation is complete enough that the office can act on it without follow-up calls Units are left clean, secure, and in the condition the work order requires Issues outside your scope are escalated promptly and accurately Turnovers are completed thoroughly and on schedule Attendance and scheduling commitments are met consistently Schedule & Employment Employment type: Full-time and part-time positions available

Compensation Pay:

$21-$30/hour Pay rate within this range depends on: Level of relevant maintenance, construction, or trade experience Whether the applicant has their own truck to use for work. Applicants with a reliable truck qualify for the higher end of the range Tools provided or Tech-supplied Requirements Prior experience in residential maintenance, construction, remodeling, property maintenance, or a related field Valid driver's license and a clean driving record Must pass a criminal background check Reliable transportation to and from work Proficiency with a smartphone for work orders, photo documentation, scheduling, and communications Ability to safely lift and carry maintenance equipment and materials and to work from ladders Working knowledge of jobsite safety practices How to Apply Submit your application through Indeed.
