This is position may include some weekends. Job Overview Responsible for the overall operation of the maintenance department and the appearance and working order of the hotel. Essential Job Functions Maintaining the interior and exterior of the building, parking lot, and common areas of the hotel. Maintaining all equipment in guest rooms Conducting safety inspections Reviewing maintenance problems, complaints, and work orders to prioritize and schedule work Perform preventative maintenance assignments on a scheduled basis Conducting ongoing room preventative maintenance inspections Inspecting the property to identify potential and current needs Coordinating with local health, safety, fire, and building inspectors to ensure compliance with applicable codes and regulations Servicing the hotel's pool, including adjusting chemical and cleaning filters Completing maintenance logs Maintaining any part of the building exterior that is not serviced by contractors Replaces broken windows; repairs doors, door locks and closets; installs window blinds. May operate a computer which controls and monitors mechanical equipment and utility systems. Repairs electrical equipment and control circuits; replaces faulty electrical switches; repairsrefrigeration equipment. May obtain estimates for supplies, repair parts; orders parts as needed. Installs electrical wiring & equip; new electrical services, remodelingprojects wiring; replaces/repairs wiring as needed. Assists with the renovation/remodeling of buildings; repairs plaster and drywall; paints building structures Performs preventive maintenance procedures on building mechanical equipment on a scheduled basis; inspects belts, checks fluid levels, replaces filters, greases bearings, seals, etc.; repairs or replaces broken parts.
Additional Responsibilities:
Any other duties assigned by Supervisor Must be able to work independently, as well as with others Must be willing to respond to emergencies, even if after hours Must have an overall maintenance knowledge Troubleshooting ability Skills in painting, HVAC, carpentry, equipment and tool usage Leadership ability Ability to communicate effectively Desire to provide excellent customer service Will be required to work weekends and some holidays Physical Demands The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of the job. While performing the duties of this job, the employee is regularly required to stand, walk, use hands and fingers, handle or feel, reach with hands and arms, stoop, kneel, crouch, or crawl as well as talk and hear. The employee must regularly lift and/or move up to 100 pounds and frequently lift and/or move up to 75 pounds. The employee must be able to see differences in widths and lengths of lines, such as those on graphs.
