POSITION DESCRIPTION
Performs general and preventative maintenance and repairs on all physical structures and certain equipment as assigned.
ESSENTIAL FUNCTIONS
1. Completes work orders and assigned work in a timely manner. 2. Keeps maintenance shop and storage areas neat and orderly at all times. 3. Maintains tools and equipment in good working order. 4. Performs maintenance and repairs on plumbing, electrical, HVAC, carpentry, etc. 5. Conducts scheduled maintenance checks throughout the facility which may include assisting inspectors and contractors in the inspection, testing, and repair oof various equipment, building/mechanical systems and structures. 6. Responds to all emergencies such as fire, smoke, panic alarms, flooding, etc. 7. Completes special projects as assigned. 8. Participates in a rotating on-call weekend shift as assigned. 9. Is on-call for all disaster emergencies such as snow, ice storms, fire, tornados, and floods. 10. Performs duties as requested or assigned by management. 11. Regular and punctual in attendance.
SKILLS, KNOWLEDGE, CERTIFICATIONS, AND LICENSING
Must be knowledgeable of general building/mechanical systems. Ability to operate hand and power tools and equipment correctly and safely. Must be able to read common measuring instruments. Skilled in one of more of the following areas: electrical, plumbing, carpentry, HVAC, and painting. Imperative to have a strong positive attitude in working with residents and co-workers.
EXPERIENCE AND EDUCATIONAL REQUIREMENTS
High school diploma or equivalent required. Graduate of technical school preferred. Must possess a valid driver's license.
PHYSICAL REQUIREMENTS
Requires the ability to stand and walk for extended periods of time. Ability to climb and use a ladder. Must be able to lift and/or carry objects in excess of 50 pounds and push upwards of 200 pounds using a rolling cart. Requires reaching above, below, and at shoulder level. Climbing, stooping, kneeling, bending mandatory. Follows all safety precautions including use of personal protective equipment.
LANGUAGE, MATHEMATICAL, AND REASONING SKILLS
Must be able to read, write, and follow written and verbal directions. Ability to handle routine problems while also knowing when to refer the problems to a higher level. EEOC.
