Job Description

QSS America Property Services is seeking an experienced and dependable General Contractor to complete residential and light-commercial property maintenance, repair, renovation, and improvement work. The General Contractor will be responsible for evaluating assigned work orders, identifying required repairs, providing accurate estimates, completing approved work, and submitting proper documentation, photos, and completion reports. Key Responsibilities Inspect properties and diagnose repair or maintenance needs. Complete general property repairs and improvement projects.
Perform or coordinate work involving:
Drywall repair and installation Interior and exterior painting Flooring repair and replacement Carpentry and framing Door and window repair/replacement Cabinet and countertop repairs Deck and fence repairs Siding and exterior repairs Roofing-related minor repairs Caulking and weatherproofing Trim and molding Minor plumbing repairs Minor electrical repairs where legally permitted Appliance installation Lock changes and securing properties Punch-list and turnover work Provide detailed estimates for labor and materials before beginning non-authorized work. Identify additional property damages and report them to the office. Complete assigned work within required deadlines. Coordinate subcontractors when specialized trades are required. Ensure all work complies with applicable codes, safety requirements, and client standards. Maintain professional communication with tenants, property managers, vendors, and the QSS Operations Team. Work Order Documentation Requirements For each assigned work order, the contractor may be required to provide: Check-in and arrival confirmation Before photos Detailed diagnosis or scope of work Measurements when applicable Material list Labor estimate Material estimate Additional repair recommendations During-work photos when required After/completion photos Final completion notes Invoice or service report Required Qualifications Minimum 2+ years of general contracting, construction, remodeling, or property maintenance experience preferred. Strong knowledge of residential repairs and construction. Ability to independently inspect and estimate repair work. Valid driver's license. Reliable transportation. Own basic tools and equipment required for assigned jobs. Smartphone capable of taking and submitting clear job-site photos. Ability to communicate professionally and provide written job notes. Ability to manage multiple work orders and meet deadlines. Appropriate contractor licenses where required by state or local regulations. Preferred Qualifications Active General Contractor, Home Improvement, or related trade license . General Liability Insurance. Workers' Compensation Insurance where applicable.
Experience working with:
Property management companies Property maintenance companies REO properties Rental properties Home warranty companies Facility maintenance companies Ability to cover multiple trades. Existing network of licensed plumbing, electrical, HVAC, or roofing subcontractors is a plus. Performance Expectations The ideal contractor should be: Reliable and punctual Responsive to dispatch calls and messages Accurate with estimates Transparent with pricing Professional with tenants and clients Able to complete quality work without unnecessary callbacks Capable of documenting every job correctly Able to respond quickly to urgent property maintenance assignments Licensing & Insurance Candidates may be required to provide: Contractor or Home Improvement License General Liability Insurance Workers' Compensation Insurance, if applicable W-9 Certificate of Insurance Driver's License or valid identification Relevant trade certifications Compensation Compensation may be structured as hourly pay, project-based payment, or per-work-order payment.
