Job Description

Simpson Housing LLLP seeks a Maintenance Technician III to support a multifamily apartment community. In this resident-focused role, you will troubleshoot and repair HVAC, plumbing, electrical, appliances, and general building systems while performing preventive maintenance and unit turns. You'll respond to work orders, emergencies, and on-call needs, ensuring safe, high-quality homes and common areas. Working within a professional, team-oriented culture, you'll use maintenance software, follow safety standards, and contribute to a well-maintained, service-driven community with opportunities for long-term career growth. Responsibilities Complete resident work orders for HVAC, plumbing, electrical, appliance, and general repairs in a timely manner. Perform preventive maintenance on building systems, equipment, and common areas to minimize downtime. Inspect apartments, grounds, and building systems for safety, code, and quality issues; address deficiencies promptly. Support turn processes between residents, including repairs, painting, and unit readiness. Maintain accurate maintenance records using property management/maintenance software. Ensure compliance with safety standards, OSHA guidelines, and company policies. Coordinate with vendors and contractors for specialized repairs as needed. Provide on-call and emergency maintenance coverage on a rotating basis. Communicate professionally with residents and team members to support a positive living experience. Assist with upkeep of community amenities, lighting, irrigation, and exterior building components.
