We are seeking someone who is willing to work in all weather conditions, enjoys working outdoors and is not afraid to get thier hands dirty. The ideal candidate must be able to lift up to 50 pounds and posses an emphasis on good attendance. Work hours are M-F 9AM to 5PM with an occasional evening and weekend as needed. Job Summary The Maintenance Technician will be responsible, under the direction of the General Manager and Buildings and Grounds Supervisor, for the overall maintenance of the apartment complex and all areas related to the day‐to‐day maintenance operations of the community. Responsibilities Maintenance Electrical, plumbing, carpentry, masonry and painting Repairing and treating structures such as showers, sinks, appliances, doors/cabinets, walls and building exteriors Make ready units for new move‐ins Schedule and complete preventative maintenance program Complete grounds work such as grounds pick up, sweeping and light landscaping Coordinate special projects as directed and maintain a professional and courteous manner with residents, visitors, contractors and fellow employees. One must have the ability to follow oral and written instructions and be able to maintain effective and cooperative working relationships. Perform minor fixes such as repairing broken locks, filling gaps on walls etc. Check control panels and electrical wiring to identify issues Install appliances and equipment Inspect and troubleshoot equipment and systems (e.g. ventilation) Check functionality of safety systems (e.g. fire alarm) Develop and maintain a good relationship with contractors, vendors, and site workers to get the best bargains on property repairs, supplies, and maintenance Maintain open communication with property owners, liaising with consultants and property managers for information regarding operations, renovations, and authorization
