Job Description Summary:
Overview Responsible for providing a safe, comfortable, and aesthetically pleasing environment for the delivery of high quality, compassionate healthcare at the lowest possible cost by maintaining facility systems and equipment fully functional at all times. Responsible for performing minor to moderately complex repairs, preventive maintenance, touring, monitoring, and reporting abnormal conditions. Interacts with patients and patient's families including neonates, pediatrics, adolescents, adults, and geriatrics in the course of their normal maintenance duties. Contact is frequent but usually limited to an explanation of maintenance services rendered and common courtesies. Under the direction of the supervisor and more advanced or higher level maintenance mechanics, this position will work 5 days a week and 8 hours a day in the performance of their responsibilities. Will provide technical direction to lower rated maintenance mechanics. This position is subject to work all shifts, weekends, and holidays with a frequent call back at any time with no notice. This is not an on-call position. The employee is subject to call back and overtime as required by the hospital. Responsibilities Performs all the repair and preventive maintenance responsibilities of a Maintenance Mechanic I in compliance with all regulatory requirements including JCAHO, NFPA, OSHA, EPA, and building codes. Troubleshoots and repairs minor to moderately complex equipment malfunctions in one of the following five areas: boiler room, electrical systems, plumbing systems, HV AC/Refrigeration systems, and building maintenance. Within one year, troubleshoots and repairs complex equipment malfunctions in two of the following five systems: kitchen equipment; laundry equipment and delivery systems; tube systems; beds, stretchers, and surgical tables; door locks; fire alarm systems, and building control systems. Performs all preventive maintenance on selected equipment and systems. Responds to emergency situations to include mechanical equipment failure, fires, and security assistance. Notifies appropriate personnel of situations requiring immediate attention. Communicates frequently and effectively with customers concerning the status of repairs. Takes routine rounds of the building including equipment rooms, roofs, exteriors, and boiler room to ascertain the condition of building systems and equipment. Makes repairs or writes corrective work requests. Orders supplies and maintains inventory at appropriate levels to keep vital systems operating at all times. Monitors alarm panels, computerized energy management system and tube system. Informs appropriate persons of abnormal conditions. Directs the technical work activities of lower level maintenance mechanics. Assists more advance or higher-level maintenance mechanics in the performance of their responsibilities. Completes logs and records. Participates in hospital and departmental training including mandatory services. Enters work requests and work request updates into the computerized maintenance management system. Boiler attendant/monitor as may be necessary and assigned. Performs related responsibilities as required or directed. Qualifications
EDUCATION
High School Diploma or equivalent.
LICENSURE, REGISTRATION, CERTIFICATION
Journeyman's License is desired in one area but is not required.
EXPERIENCE
Three years of building maintenance, plant operations, construction, or related experience.
