Maintenance Technician - Full-Time Boardwalk Homes |
College Station, TX Compensation:
$40,000 base salary + performance bonus opportunity of up to $40,000 annually Position Overview Boardwalk Homes is seeking a highly motivated, dependable, and hands-on Maintenance Technician to serve as our dedicated, full-time in-house maintenance professional for our residential property portfolio. This position is ideal for someone who takes ownership of their work, works efficiently with minimal supervision, and is motivated by performance. Our goal is to handle the vast majority of property maintenance in-house , using outside contractors only for specialized work such as major HVAC repairs or other work requiring specialized licensing or expertise. A key expectation of this position is speed and efficiency . Standard maintenance requests should generally be addressed and completed within 24 hours , while urgent issues must receive immediate attention and be prioritized accordingly. Key Responsibilities Complete day-to-day maintenance and repair work across Boardwalk Homes properties, including basic plumbing, electrical, carpentry, drywall, painting, locks, doors, fixtures, appliances, and general repairs. Respond to and complete standard tenant work orders with a target turnaround time of 24 hours or less . Respond promptly to urgent and emergency maintenance issues, including after normal business hours when reasonably necessary. Perform routine preventative maintenance to identify and correct issues before they become larger or more expensive problems. Regularly inspect properties and identify maintenance needs rather than waiting for tenants or management to report them. Replace HVAC filters on schedule and perform basic HVAC-related maintenance that does not require a specialized technician. Troubleshoot maintenance issues and determine whether they can be repaired in-house or require a specialized outside contractor. Coordinate with management when specialized contractors are required for major HVAC, electrical, plumbing, or other specialized work. Perform make-ready work between tenants and help ensure units are ready for occupancy on schedule. Maintain appropriate tools, equipment, replacement parts, filters, and commonly used maintenance supplies. Document completed work, materials used, property conditions, and any recommended follow-up work. Help protect the company's properties through proactive maintenance, attention to detail, and cost-conscious repair decisions. Maintain professional and respectful communication with tenants, management, vendors, and other employees. Perform other property maintenance duties as reasonably required. Requirements The successful candidate should have strong general maintenance and handyman skills and be capable of independently handling most routine residential property repairs. Candidates should have prior experience in residential maintenance, property maintenance, construction, handyman work, or a similar field. They should be comfortable with basic plumbing, electrical troubleshooting, appliance repairs, carpentry, drywall, painting, and general property repairs. The position also requires a valid driver's license and reliable transportation , the physical ability to perform maintenance work and lift/carry tools and materials, strong problem-solving skills, and the ability to work independently without constant supervision. Most importantly, we are looking for someone who is responsive, organized, accountable, and highly motivated to perform . The position carries significant responsibility, and the compensation structure is designed to reward exceptional performance. Full-Time & Exclusivity Requirement This is a full-time, dedicated position with Boardwalk Homes . The employee is expected to devote their professional working time and attention to Boardwalk Homes and its properties and must be available to meet the maintenance needs of the portfolio. The employee may not maintain another full-time job or operate a competing maintenance/property-services business that interferes with their responsibilities, availability, or performance for Boardwalk Homes. Compensation & Performance Bonus The position offers a $40,000 annual base salary , with the opportunity to earn an annual performance bonus of up to $40,000 , for total potential annual compensation of up to $80,000 . The performance bonus should be tied to measurable results, including work-order turnaround time, responsiveness to emergencies, quality of repairs, preventative maintenance completion, tenant/management satisfaction, reduction in unnecessary outside-contractor costs, property condition, attendance, reliability, and overall productivity. For this role, I would strongly recommend that the $40,000 bonus not be presented as automatic . Since it equals the entire base salary, you can make it a genuinely performance-driven incentive with clear quarterly or annual KPIs. That will make the "highly motivated" aspect of the position much more enforceable and objective.
