Maintenance Technician - The Residences at Piney Shores Green Residential is hiring a dependable, hands-on Maintenance Technician for The Residences at Piney Shores, a 68-unit multifamily community in Conroe, TX. This is a largely independent role. You will be the primary maintenance presence on site, managing your own day without close supervision. We're looking for someone who does more than close work orders: someone who notices things before they become problems, takes ownership of the property's condition, and is a friendly, trusted face that residents are glad to see around the community. What You'll Do Repairs and Work Orders Respond to and complete resident work orders promptly and professionally Handle general plumbing, electrical, appliance, drywall, painting, and minor carpentry repairs Troubleshoot common maintenance issues and know when to escalate Respond to emergency maintenance situations, including some after-hours on-call coverage Unit Turnovers Own the entire make-ready process from move-out to move-in ready: inspection, repairs, paint, cleaning, and final walk Schedule and coordinate outside vendors when needed and hold them to a professional standard Complete turns efficiently and on time so vacant units are ready for leasing as quickly as possible Property Upkeep and Grounds Perform routine property and unit inspections and preventative maintenance Maintain the pool, including routine checks and chemical balancing Keep hallways, common areas, and grounds clean, safe, and presentable, including regular trash and debris pickup Take on landscaping responsibilities for the property as needed; Green will provide the proper equipment so this work can be done efficiently Complete property improvement projects, such as repainting a gazebo, refreshing common areas, or similar upgrades Maintain locks, keys, lighting, fixtures, and other property equipment Residents and Leasing Support Be approachable, courteous, and reliable in every resident interaction Assist with resident tours from time to time and help prospective residents see the community at its best Administration Track and maintain supplies, tools, and inventory Document completed work, expenses, and property needs, and communicate clearly with management about anything requiring approval or attention Who You Are Self-motivated and comfortable managing your own priorities and schedule with minimal oversight
