The ideal candidate will have HVAC certification and experience in apartment maintenance, make-ready work, and general property repairs. This position plays a key role in preparing apartment homes for new residents while ensuring the community remains clean, safe, and well-maintained. Responsibilities Complete apartment make-ready turns to prepare vacant units for new residents. Diagnose, troubleshoot, and repair HVAC systems, including heating and air conditioning units. Perform general maintenance repairs, including plumbing, electrical, drywall, carpentry, appliance, and fixture repairs. Install and repair appliances, light fixtures, faucets, locks, and other apartment components. Complete work orders in a timely and professional manner. Perform trash-outs of vacant apartments and properly dispose of abandoned items. Assist with cleaning and maintaining vacant apartments prior to move-in. Maintain the cleanliness of the community, including dumpster areas, breezeways, parking lots, and common areas. Perform interior and exterior painting, drywall patching, and touch-up work. Replace HVAC filters and conduct preventive maintenance inspections. Respond to emergency maintenance calls as part of an on-call rotation. Ensure all work is completed in compliance with company policies and safety standards. Maintain tools, equipment, and inventory needed to perform daily responsibilities. Communicate effectively with management and residents while providing excellent customer service. Qualifications EPA Universal or Type II HVAC Certification required. Previous apartment maintenance experience preferred. Experience performing make-ready work and apartment turnovers. Knowledge of HVAC systems, plumbing, electrical, appliances, drywall, painting, and general building maintenance. Ability to troubleshoot and complete repairs independently. Ability to safely operate hand and power tools. Valid driver's license and reliable transportation preferred. Ability to lift 75 pounds or more and work both indoors and outdoors in varying weather conditions. Ability to climb ladders, bend, stoop, kneel, and stand for extended periods.
