Job Description

Job Overview Real Property Management Ideal (RPM Ideal) is a growing residential property management company serving rental homes throughout the Dallas-Fort Worth Metroplex. We are looking for an experienced, dependable multi-skilled handyman / maintenance contractor to join our preferred vendor network and receive recurring residential maintenance and make-ready work orders. This is ideal for an established handyman who has their own vehicle, tools and equipment , can diagnose and complete repairs independently, offers reasonable and consistent pricing, and wants recurring property-management work without having to find a new customer for every job. This is an independent contractor/1099 vendor opportunity, not a salaried employee position. Work is assigned and paid per approved/completed work order. There are no guaranteed hours. Required Handyman Skills You should be able to independently diagnose and complete most common repairs found in a single-family rental home , including:
Plumbing:
Toilet repairs/replacement, faucets, sinks, garbage disposals, minor leaks, supply lines, shut-off valves, showerheads, minor drain clogs and fixture replacement
Doors & Locks:
Interior/exterior doors, deadbolts, door handles, hinges, strike plates, alignment, weather stripping and lock replacement
Drywall:
Patching holes, repairing minor wall/ceiling damage, texture matching and preparing repaired areas for paint
Painting:
Interior touch-ups, wall/ceiling painting, trim, doors and turnover painting
Carpentry:
Baseboards, trim, cabinets, shelving, minor wood repairs, fence boards and gates
Electrical:
Light fixtures, switches, outlets, ceiling fans, bulbs and smoke/CO detectors, where the work is legally permitted without a licensed electrician
Appliances:
Installation and basic troubleshooting of refrigerators, dishwashers, ranges, microwaves, washers/dryers and garbage disposals
Bathroom Repairs:
Toilets, faucets, showerheads, caulking, towel bars, toilet seats and minor vanity/cabinet repairs
Kitchen Repairs:
Faucets, disposals, cabinet hardware, minor cabinet/countertop repairs and appliance installation
Windows & Blinds:
Blinds, screens, window hardware and minor repairs
Exterior Repairs:
Fence/gate repairs, minor siding/trim, caulking, weatherproofing and other basic exterior repairs
Safety Items:
Smoke/CO detectors, door locks, handrails and other minor safety corrections
Make-Ready/Turnovers:
Completing punch lists, drywall/paint touch-ups, hardware replacement, minor repairs and preparing rental homes for new residents
General Troubleshooting:
Ability to determine the actual cause of a maintenance problem before recommending repair or replacement Major HVAC, plumbing, electrical, roofing and other work requiring a license is assigned to appropriately licensed specialty contractors. What We're Looking For The right contractor is someone who can own a work order from start to finish : Receive → Schedule → Diagnose → Communicate → Repair → Photograph → Invoice → Complete You should be able to communicate directly with residents, schedule appointments, arrive when promised, diagnose the problem, complete authorized repairs, provide clear before/after photos and submit a professional invoice without our office having to constantly follow up. Requirements Strong residential handyman/maintenance experience Broad multi-trade repair skills — not just one specialty Own reliable truck, van or vehicle Own professional tools and equipment Smartphone with text, email, photos and internet access Able to receive and manage electronic work orders Good spoken and written English Spanish is a plus Professional and courteous when entering occupied homes Reliable scheduling and communication Ability to provide before/after photographs Ability to provide clear invoices and material receipts Willing to service properties throughout agreed portions of DFW W-9 and required vendor documentation Appropriate business/liability insurance Professional references Perform only work you are legally permitted and qualified to perform Previous experience maintaining rental properties, apartment units, single-family rentals, property-management portfolios or make-readies is strongly preferred.
Pay:
$30.00 - $50.00 per hour Expected hours: 10.0 - 20.0 per week Application Question(s): Do you own a reliable vehicle AND your own professional handyman tools?
