The Maintenance Technician is responsible for maintaining the facilities, guest rooms, grounds, and equipment to ensure a safe, clean, and comfortable environment for guests and staff. This position performs general maintenance, repairs, preventive maintenance, and pool upkeep while responding promptly to maintenance requests. Essential Duties and Responsibilities Perform routine maintenance and repairs in guest rooms, offices, common areas, and exterior facilities. Maintain and service the motel swimming pool, including monitoring chemical levels, cleaning filters, skimming debris, and ensuring compliance with health and safety regulations. Conduct basic plumbing repairs, including fixing leaks, unclogging drains, repairing toilets, faucets, and water fixtures. Perform general handyman duties such as painting, drywall repair, carpentry, door and lock repairs, and furniture assembly. Troubleshoot and perform minor electrical repairs, including replacing light fixtures, outlets, switches, and bulbs. Inspect and maintain HVAC systems, including changing filters and coordinating major repairs when necessary. Maintain grounds and exterior areas, including parking lots, walkways, landscaping, and signage. Complete preventive maintenance tasks according to established schedules. Respond promptly to maintenance requests from guests and management. Ensure all maintenance tools, equipment, and supplies are properly maintained and stored. Identify and report safety hazards, equipment failures, and major repair needs to management. Assist with room renovations, remodeling projects, and property improvements as assigned. Maintain accurate records of maintenance activities and repairs performed. Comply with all company policies, safety procedures, and applicable regulations. Qualifications Previous experience in hotel, motel, apartment, or building maintenance preferred. Knowledge of pool maintenance and water chemistry preferred. Basic knowledge of plumbing, electrical, HVAC, carpentry, and general repair techniques. Ability to safely operate maintenance tools and equipment. Strong troubleshooting and problem-solving skills. Ability to work independently with minimal supervision. Good communication and customer service skills. Ability to lift up to 50 pounds and perform physically demanding tasks, including standing, bending, climbing ladders, and working outdoors in various weather conditions. Valid driver's license preferred.
