JOB SUMMARY
Goodwin & Company is looking for a porter who is primarily responsible for the day-to-day service requests, oversight and physical upkeep of the company's portfolio of managed properties.JOB DUTIES AND RESPONSIBILITIES
Duties include but are not limited to: Assist with daily porter tasks, such as service requests and jobs at communities Respond to maintenance related issues in a timely manner Perform various maintenance functions including repairs to the following: electrical, plumbing, flooring, carpentry, grounds maintenance as dictated by state guidelines. Perform general carpentry duties such as wallboard repair, window/glass repair, door/lock repair, painting, and exterior building repairs. Responsible for work order systems accuracy by verifying all orders are completed in a timely manner to company standards and the tenant's satisfaction. Ensure maintenance requests are handled as quickly, efficiently and effectively as possible and always completed within 24 hours. Inform Property Manager and resident if work delayed due to needed parts. Promptly communicate with the property manager concerning all maintenance issues at the property. Requirements- High school diploma or equivalent is required.
- At least five years of experience in the property management industry or directly related field.
- General knowledge of all aspects of maintenance repair and service including plumbing, electrical, appliance repair, HVAC, general maintenance.
- Previous renovation/rehab or minor construction experience.
- Ability to read, write and understand English.
- Ability to use general office equipment, such as telephone, computer, printer, copier, and etc.
- Excellent customer service and interpersonal skills with the ability to relate to others.
- Strong organizational and time-management skills.
- Ability to multi-task.
- Ability to perform basic mathematical functions.
- Ability to cope with and defuse situations involving angry or difficult people.
- Ability to maintain confidentiality.
- Must maintain professional appearance.
- Must maintain a valid driver's license, clean driving record and current auto insurance is required.
- Must comply with all safety requirements
- Required to maintain a regular schedule which may require working overtime, weekends and non-traditional holidays.
- May be required to be on-call and aid during staffing deficiencies on-site.
- Own tools preferred.
