A Building and General Maintenance Technician performs building maintenance and appliance repairs for an apartment complex, housing division, residential center or business, as directed by a property manager.
The Maintenance Technician III (Master Maintenance Technician) is a senior-level position responsible for performing advanced troubleshooting, repairs, and preventative maintenance on complex mechanical, electrical, and facility systems. This role also provides technical guidance to junior technicians and may lead or coordinate special projects, vendor management, and continuous improvement initiatives. The Technician III ensures facility equipment and systems operate efficiently, safely, and in compliance with all applicable codes and standards.
Key Responsibilities:
Perform expert-level diagnostics, repair, and maintenance on building systems including HVAC, electrical, mechanical, plumbing, and automation systems. Knowledge of Electric Arc Furnaces, Heat Treat Ovens, Cranes, etc. Lead complex installations, retrofits, or upgrades of equipment and infrastructure. Develop and execute preventative and predictive maintenance programs. Provide technical mentorship and training to Maintenance Technicians I and II. Troubleshoot and resolve high-level equipment failures and facility issues with minimal supervision. Coordinate and oversee work performed by contractors and third-party service providers. Review and interpret technical drawings, schematics, and manuals. Maintain accurate maintenance records, equipment history logs, and service documentation. Participate in emergency response or on-call rotations as needed.
Qualifications:
Education & Experience:
High school diploma or GED required. Associate degree or technical certification in industrial maintenance, HVAC, electrical, or mechanical systems preferred. Minimum 5-7 years of hands-on maintenance experience in a commercial, industrial, or manufacturing environment. Proven leadership or mentoring experience. Strong Electrical knowledge Certifications (Preferred or Required): HVAC/R certification (e.g., EPA 608 Universal) Electrical license or certification
OSHA 10/30
certification Ability to support capital improvement projects and help evaluate new equipment purchases Ability to maintain compliance with all safety, environmental, and regulatory standards (e.g., OSHA, NFPA, EPA). Other trade licenses/certifications a plus (plumbing, welding, etc.) Additional compensation consideration available with current license or certification Master Electrician, Journeyman, etc.
Skills & Abilities:
Advanced troubleshooting and problem-solving skills across multiple systems. Strong understanding of industrial safety protocols and regulatory compliance. Ability to lead, train, and supervise less-experienced technicians. Proficiency with hand tools, power tools, and diagnostic equipment. Ability to read technical manuals, blueprints, wiring diagrams, and specifications. Strong computer skills (CMMS, email, Excel, etc.)- preferred
Work Environment:
Work may involve exposure to electrical systems, machinery, heights, confined spaces, and hazardous materials. Must be able to lift up to 50 lbs., bend, climb ladders, and work in various environments including hot/cold, dusty, or noisy conditions. May involve shift work, weekends, and on-call responsibilities depending on operational needs.
