A Building and General Maintenance Technician performs building maintenance and appliance repairs for an apartment complex, housing division, residential center or business, as directed by a property manager.
Job Summary The Maintenance Technician Level 2 is responsible for advanced maintenance and repair tasks on industrial machinery and systems. This role involves a higher level of technical expertise and independence compared to Level 1. The technician will play a crucial role in ensuring the reliability and efficiency of equipment, supporting the maintenance team, and contributing to continuous improvement initiatives.
Job Duties and Responsibilities:
Advanced Maintenance:
Perform complex maintenance and repair tasks on industrial equipment, including PLCs, robotics, and high-speed machinery. Execute detailed inspections and diagnostics to identify and address issues.
Troubleshooting:
Diagnose and resolve advanced mechanical, electrical, and hydraulic problems. Utilize specialized tools and diagnostic equipment to troubleshoot and repair equipment.
Preventive and Predictive Maintenance:
Develop and implement preventive and predictive maintenance schedules. Monitor equipment performance and condition using advanced techniques such as vibration analysis and thermal imaging.
Equipment Installation:
Assist in the installation and commissioning of new machinery and equipment, including setup, calibration, and initial testing.
Documentation:
Maintain detailed records of maintenance activities, repairs, and modifications. Update maintenance management systems and ensure accurate documentation of work performed.
Safety and Compliance:
Safety is a condition of employment. Ensure compliance with safety regulations, standards, and best practices. Identify and address potential safety hazards related to equipment and maintenance activities.
Continuous Improvement:
Contribute to continuous improvement initiatives by identifying and recommending process improvements, upgrades, and efficiencies.
Training and Mentorship:
Provide guidance and training to Level 1 technicians and other maintenance staff. Share expertise and support the development of junior team members.
Emergency Response:
Respond to equipment breakdowns and emergency maintenance requests promptly. Coordinate with other departments to minimize production downtime.

Skills:
Advanced knowledge of mechanical, electrical, hydraulic, and pneumatic systems. Proficiency with PLCs, VFDs, and other control systems. Ability to use advanced diagnostic tools and equipment
Qualifications:
Education:
High school diploma or equivalent required. Associate degree or technical certification in industrial maintenance, engineering, or a related field preferred.
Experience:
At least 3 years of experience in industrial maintenance, with demonstrated expertise in troubleshooting and repairing complex machinery and systems. Must have a valid state issued driver's license to operate a forklift.
Education:
High school diploma or equivalent required. Technical certification or vocational training in industrial maintenance or a related field is preferred.

Physical Job Requirements:
Ability to lift to 50 pounds, stand or walk for extended periods, and work in physically demanding conditions. Willingness to work at heights and in confined spaces.
Environment:
Work in an industrial setting with exposure to machinery, noise, varying temperatures, and confined spaces. Personal protective equipment (PPE) is required. Working at heights. Operate forklift and aerial lift.
Hours:
Standard working hours with the possibility of overtime, shift work, or being on call for emergency maintenance needs.
