GENERAL PURPOSE
Overall maintenance responsibility for Farmington, Utah for assigned properties in accordance with CenterCal Properties policies and standards.
KEY RESPONSIBILITIES/DUTIES

Responsibilities include but are not limited to: Inspects property daily and identifies any potential hazards, damage, repairs, and improvement opportunities. Inspection and repair per Operations schedules. Responds to daily requests for assistance from management, tenants, and contractors. Works in conjunction with other maintenance staff on larger projects often requiring a team of two or more. Maintains machinery, equipment, and tools in working order and maintains a clean and safe work environment. To wear personal protective equipment when conditions require or when required to do so by the relevant risk assessment. Comply with all safety procedures, maintaining good housekeeping and safety of work areas. Recognize danger and safety hazards and propose & coordinate methods to eliminate them. Tracks all maintenance requests to ensure requests are responded to and closed out in a timely manner. Ability to troubleshoot systems and equipment failures. General interior maintenance including but not limited to painting, drywall repair, furniture assembly, furniture repairs, installation of office furniture systems painting and decoration, hang pictures, install keyboard trays, lighting maintenance. General exterior maintenance including but not limited to various fabric and grounds duties, carpentry, plumbing repairs & blockages, roof inspections and leak investigation, painting and floor repairs, furniture repairs, tiling jobs, door repairs, paver maintenance, removal, and disposal of large items. General plumbing maintenance including but not limited to replacement and installation of faucets, pipes (waste, roof, and common line), hot water tanks, toilets, urinals, garbage disposals, water-dispensing refrigerators, soldering, snake minor and major plumbing line, pumps, and washing machines. General light electrical maintenance including but not limited to replacement or installation of fuses, bulbs, ceiling fans, capability to troubleshoot electrical line, and conduit installation. General painting and drywall repair including but not limited to includes filling in small holes, replacing walls, capability create temporary barricade walls. Installing wallboards to ceilings or to interior walls of buildings and applying plaster. Smooths out imperfections with trowels and shackle. Applies coats of compound after panels are mounted to walls or ceiling, preparing painting surfaces by washing walls, repairing holes, or removing old paint. Mixing, matching, and applying paints and other finishes to various surfaces. Providing decorative and faux finishes as the project requires. Cleaning up supplies and replacing fixtures when project is completed. Carry out various fabric and grounds duties including but not limited to - general repairs, general carpentry, general plumbing repairs & blockages, painting and floor repairs, furniture repairs, tiling jobs, doors, paver maintenance, removal and disposal of large items. Provides ongoing preventative maintenance to property vehicle, golf carts, Taylor Dunn vehicles, compactors, water features, generator, RMUs, etc. Assists marketing department with execution of center events, holiday preparation, and on-going maintenance of signage hardware. Assist with pace setups for events, conferences, and trainings. Provides coverage to the properties during weekends and holidays, as needed. On call for after-hours emergencies, as needed. Perform other maintenance duties as assigned.
MINIMUM QUALIFICATIONS
: The following are the minimum qualifications which an individual needs to successfully perform the duties and responsibilities of this position. Please note that the minimum qualifications may vary based upon the department size and/or geographic location High School Diploma or GED. Completion of an apprenticeship under a professional maintenance technician a plus Detail oriented and organizational Provide excellent customer service Thorough working knowledge of facility equipment units, their usage, and safety procedures Ability to manage time and responsibilities independently Must have a flexible schedule Minimum of three years facilities maintenance experience performing basic carpentry, electrical, mechanical, and plumbing functions. Shopping center maintenance experience preferred. Must be able to work independently and as part of a team. Ability to read and interpret documents and comprehend instructions. Ability to effectively present information to departmental management and tenants. Ability to define problems, collect information and establish facts. Must have basic computer skills including Outlook, Smartsheet and Microsoft Suite knowledge. Must have a valid Driver's License in the state.

Nature of work requires an ability to effectively communicate and exchange information, collect, compile, and prepare work documents, and operate standard equipment. Ability to climb up and down a ladder and move around sites. Exposure to dust, dirt or other construction hazards during site visits.
