Brio Homeowners Association | Washington, Utah Brio Homeowners Association, managed by ERA Brokers Consolidated , is seeking a dependable, hands-on Maintenance Technician / Compliance Specialist to join our team. This is a part-time, onsite position based at the Brio Clubhouse located at 230 W Brio Clubhouse Dr., Washington, UT . This position will be responsible for general maintenance of the clubhouse and community common areas, assisting with inspections and compliance, maintaining the appearance of the community, and providing excellent service to residents and visitors. We are looking for someone who takes pride in their work, is dependable and self-motivated, and is comfortable working independently while also interacting professionally with residents and community staff. Compensation & Schedule $18-$22 per hour , depending on experience Approximately 15-25 hours per week Flexible schedule based on community needs Typical shifts are early mornings, generally 5:00 AM-10:00 AM , and weekends Some daytime or evening hours may occasionally be needed On-call availability is rare and is never a regularly scheduled requirement This position is a great opportunity for someone looking for a flexible part-time role while working in a beautiful residential community. Key Responsibilities Complete assigned work orders accurately and efficiently and provide timely status updates to the Community Manager. Provide courteous, professional, and attentive service to residents, prospective residents, visitors, and other employees. Assist with community inspections and compliance by identifying deficiencies and reporting concerns to the Community Manager. Use established procedures to identify deficiencies and take appropriate action with Community Manager approval. Help ensure community grounds and common areas are clean, orderly, and well maintained. Monitor the appearance of community grounds and report landscaping or lawn maintenance concerns to the appropriate team. Remove and properly dispose of garbage from community grounds, common areas, entrances, and resident sites as needed. Perform general maintenance and repairs to ensure the clubhouse and community property remain in good working condition. Notify the Community Manager of improperly disposed garbage, bulk items, or other items requiring special pickup or attention. Conduct regular inventories of maintenance equipment, tools, and supplies and communicate needs to the Community Manager. Maintain the organization and appearance of garages, storage areas, and maintenance spaces. Properly maintain, clean, and care for maintenance and grounds equipment. Complete seasonal and preventative maintenance tasks as needed. Assist with community inspections and help identify potential compliance issues. Maintain a professional and courteous relationship with residents while addressing community maintenance and compliance concerns. Perform other duties as assigned. Qualifications & Requirements Minimum of 2 years of general maintenance experience preferred. Working knowledge of plumbing, electrical, appliance repair, HVAC, and carpentry . Excellent customer service and communication skills. Reliable, responsible, and able to work independently with minimal supervision. Ability to prioritize tasks and complete work efficiently. Professional and courteous demeanor when interacting with residents and community members. Ability to identify maintenance or property concerns and communicate them effectively to the Community Manager. Ability to bend, stretch, twist, walk for extended periods, and access confined or restricted spaces. Ability to lift and/or move up to 75 pounds . Valid driver's license preferred.
