HOTEL MAINTENANCE TECHNICIAN - JOB DESCRIPTIONSUMMARY
The Maintenance Technician is responsible for maintaining the hotel in a clean, safe, orderly, and fully operational condition. This position performs preventive maintenance and repairs to guest rooms, public areas, mechanical systems, HVAC equipment, plumbing, electrical systems, and other hotel facilities. The Maintenance Technician also monitors and maintains heating, cooling, and hot-water systems to ensure guest comfort and uninterrupted hotel operations.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Essential duties and responsibilities include, but are not limited to, the following: Clean or replace filters for rooftop HVAC units every four months. Upon completion, provide an update to the General Manager and Director of Operations. Clean, inspect, and perform preventive maintenance on guest room

units every three months. Upon completion, report the status to the General Manager and Director of Operations. Inspect and maintain guest room bathrooms, including fixtures, faucets, toilets, caulking, grouting, walls, paint, and related components. Perform painting, furniture touch-ups, and minor repairs as needed to maintain guest rooms and public areas in excellent condition. Ensure that guest room fixtures, furniture, lighting, plumbing, and equipment are in proper working condition. Inspect guest room doors, door hardware, locks, and smoke detectors. Clean equipment and replace batteries as needed. Program and maintain guest room electronic door locks as required. Replace exit-sign bulbs, ceiling tiles, light bulbs, and other building components as necessary. Perform routine maintenance and repairs throughout the hotel, including painting, plumbing, electrical work, carpentry, HVAC, and other general maintenance activities within the employee's qualifications and authorization. Replace air-conditioning and HVAC filters according to the hotel's preventive maintenance schedule. Notify the General Manager and/or Director of Operations when major repairs, replacement equipment, outside contractors, or capital improvements may be required. Inspect lighting, heating, ventilation, plumbing, electrical, and mechanical systems and report deficiencies promptly. Respond promptly and professionally to guest room maintenance requests. Coordinate with the Front Office and Housekeeping departments regarding rooms that require maintenance or need to be placed out of service. Maintain sidewalks, entrances, loading areas, and other exterior areas by removing snow, ice, leaves, trash, and debris as needed. Maintain hotel landscaping, including mowing lawns, trimming shrubbery, removing weeds, and caring for flowers and plants when applicable. Identify potential safety hazards and take appropriate corrective action or immediately notify management. Follow all hotel safety procedures and use appropriate personal protective equipment when performing maintenance work. Keep maintenance rooms, storage areas, mechanical rooms, and work areas clean, organized, and secure. As part of maintenance cleanup responsibilities, duties may include sweeping, mopping, scrubbing, and vacuuming hallways, stairways, public areas, offices, mechanical areas, and guest rooms following maintenance work. Maintain accurate preventive maintenance records and document completed repairs and inspections. Maintain a monthly inventory of maintenance materials, equipment, replacement parts, and tools. A copy of the inventory must be provided to the General Manager and Director of Operations. Properly maintain, safeguard, and account for all hotel tools and maintenance equipment. Perform other maintenance-related duties as assigned by hotel management.
GUEST ROOM ACCESS AND SAFETY
Maintenance employees must protect the safety, privacy, and security of hotel guests at all times. Employees must knock and clearly announce themselves before entering any occupied or potentially occupied guest room. Maintenance employees must follow the hotel's established guest room entry procedures. Employees should not enter an occupied guest room without the guest's permission unless there is an emergency or authorization has been provided by the General Manager, Front Office Manager, or other authorized hotel manager. Whenever appropriate, the Front Office should be notified before maintenance enters an occupied guest room. In emergency situations involving safety, water leaks, fire, electrical hazards, or potential property damage, maintenance employees must follow the hotel's emergency procedures and management instructions.

EDUCATION AND/OR EXPERIENCE
High school diploma or General Education Diploma (GED) preferred. Previous hotel, building, apartment, facility, or general maintenance experience preferred. Basic knowledge of plumbing, electrical, HVAC, painting, carpentry, and general building maintenance is preferred. An equivalent combination of education, training, and relevant work experience may be considered.
LANGUAGE SKILLS
Ability to read and understand basic instructions, safety procedures, maintenance manuals, correspondence, and work orders. Ability to write basic maintenance notes, reports, and correspondence. Ability to communicate effectively and professionally with guests, management, coworkers, vendors, and contractors. Ability to understand and follow verbal and written instructions.
MATHEMATICAL SKILLS
Ability to add, subtract, multiply, and divide basic numbers. Ability to perform calculations involving measurements, dimensions, quantities, money, weight, volume, and distance. Ability to read basic measurements used in maintenance and repair work.
REASONING ABILITY
Ability to apply common-sense understanding to carry out written, verbal, or diagrammed instructions. Ability to identify maintenance problems and determine appropriate corrective action. Ability to troubleshoot basic mechanical, electrical, plumbing, and HVAC problems. Ability to prioritize emergency repairs and routine maintenance based on guest safety and hotel operational needs.
PHYSICAL DEMANDS
The physical requirements described below are representative of those required to successfully perform the essential functions of the position. WORK ENVIRONMENT
While performing the duties of this position, the employee may: Work near moving mechanical equipment. Work in mechanical rooms and other restricted maintenance areas. Work from ladders or elevated areas when properly trained and authorized. Work indoors and outdoors in various weather conditions. Be exposed to dust, fumes, cleaning chemicals, paints, lubricants, and other materials normally associated with hotel maintenance. Be exposed to electrical equipment, hot surfaces, plumbing systems, HVAC equipment, and other mechanical systems. Be required to use appropriate personal protective equipment based on the work being performed. The noise level in the work environment is generally moderate but may occasionally be loud when operating or working near mechanical equipment. All work must be performed in accordance with hotel safety procedures and applicable laws, regulations, and manufacturer instructions.
WORKING HOURS AND SCHEDULING
The employee will work according to the hotel's operating schedule and business needs. A normal scheduled shift is approximately eight working hours, excluding the employee's meal period. Employees may be required to remain beyond their scheduled shift when necessary to safely complete an urgent repair or maintenance assignment, in accordance with applicable wage-and-hour laws and hotel policy. Because hotel operations are conducted 24 hours a day, seven days a week, employees may be required to work weekends, holidays, evenings, or emergency shifts based on business needs. Maintenance employees may be contacted for emergency assistance outside their regularly scheduled hours when necessary. Any emergency call-back or additional working time must be recorded and compensated in accordance with applicable law and company policy. Employees are expected to respond promptly to urgent maintenance issues that could affect guest safety, hotel operations, or property conditions.
TOOLS, EQUIPMENT, AND INVENTORY
Maintain all maintenance tools and equipment in clean, safe, and working condition. Keep maintenance storage areas organized and secure. Maintain an accurate inventory of tools, materials, supplies, replacement parts, and equipment. Complete the maintenance inventory every month. Provide a copy of the monthly inventory to the General Manager and Director of Operations. Immediately report missing, damaged, or unsafe tools and equipment to management. Hotel tools, materials, and equipment may only be used for authorized hotel business.
