Job Description Position:
Maintenance Tech II or III Classification:
Full-Time Contract, Labor Standards Act (FLSA)
Non-Exempt Hourly Position Summary:
The Maintenance Technician is responsible for performing a variety of skilled and semi-skilled maintenance, repair, and improvement tasks within public housing properties. The candidate should have specific experience in HVAC and plumbing . This position ensures that residential units, common areas, and building systems are maintained in a safe, clean, functional, and code-compliant condition. The Maintenance Technician works closely with residents, management staff, and contractors to provide quality housing and excellent customer service. Essential Duties and Responsibilities Diagnose and repair issues involving plumbing, electrical systems, HVAC, carpentry, and appliances. Perform plumbing repairs, including replacing toilets and sinks, clearing drains, and fixing leaks of all types. Prepare vacant units for occupancy by completing painting, cleaning, repairs, and final inspections. Respond promptly and effectively to work orders, maintenance requests, and emergency calls. Complete routine electrical and mechanical maintenance to ensure proper operation of equipment and facilities. Troubleshoot and identify root causes of equipment and system malfunctions. Conduct regular inspections to proactively identify and address maintenance needs. Collaborate with team members to prioritize and complete tasks efficiently and on schedule. Fabricate or modify parts as needed to restore or improve equipment performance. Maintain a safe work environment by following all safety standards and procedures. Perform preventive maintenance on building systems and equipment. Inspect properties to identify safety hazards, maintenance requirements, and code compliance issues. Repair and maintain doors, windows, locks, flooring, drywall, fixtures, and other structural components. Manage maintenance priorities, including repairs, unit turnovers, scheduled upkeep, and system replacements such as HVAC units and gas water heaters. Keep accurate records of completed work, materials used, and maintenance activities. Adhere to all OSHA regulations, safety practices, and organizational policies. Communicate clearly and professionally with residents, staff, and stakeholders. Provide support during emergencies, disasters, and after-hours maintenance situations as needed. Coordinate with vendors and contractors to ensure timely and effective service delivery. Knowledge, Skills, and Abilities Strong knowledge of residential building maintenance principles and best practices. Familiarity with common hand tools used in general building and equipment maintenance. Proven ability to diagnose and repair plumbing, electrical, HVAC, carpentry, and appliance issues. Solid understanding of building codes, safety regulations, and maintenance standards. Skilled in the safe and effective use of hand tools, power tools, and maintenance equipment. Excellent troubleshooting and problem-solving abilities. Capable of prioritizing tasks and managing multiple assignments efficiently. Strong customer service skills with clear and effective communication. Ability to work independently with minimal supervision while maintaining productivity. Demonstrates professionalism and discretion when interacting with residents, maintaining confidentiality at all times.
Preferred Skills:
Certifications or licensed in electrical, plumbing, HVAC, carpentry, or the ability to earn this certification within 6-mon of employment. Knowledge of Plumbing (license preferred) Knowledge of HVAC (license preferred) Knowledge of Carpentry, (drywall, framing, repair, and finish work) Minimum Qualifications High school diploma or GED required. Two (2) years of experience in building maintenance, property maintenance, construction, or a related field preferred. Experience with public housing, multifamily housing, or property management maintenance is preferred. Valid driver's license and acceptable driving record required. Ability to pass background screening requirements and DMV license check Physical Requirements Ability to lift and carry up to 50 pounds regularly. Ability to climb ladders, work from heights, crawl, kneel, bend, and stand for extended periods. Ability to work indoors and outdoors in varying weather conditions. Ability to respond to after-hours emergency maintenance calls as required. Working Conditions This position requires work in residential housing units, maintenance shops, and outdoor environments. The employee may be exposed to dust, noise, chemicals, extreme temperatures, and other conditions commonly associated with maintenance and repair work.
