Independent Contractor / Temporary-to-Permanent Opportunity We are seeking an experienced Commercial Facilities Maintenance Technician to assist with repairs, maintenance, demolition, and improvement projects across our facilities. This is a hands-on contractor role for someone who is comfortable handling a wide variety of maintenance and repair tasks. The primary focus will be commercial rubber roof repairs, drywall work, demolition, cleanup, and general facility maintenance . The first assignment will be a commercial roofing repair project , so prior experience with commercial rubber roofing, leak identification, patching, and roof repair is strongly preferred. This is not an exclusive engagement. The contractor may continue working for other customers or employers while performing work for us, provided agreed-upon work is completed reliably and professionally. Responsibilities Perform repairs and maintenance on commercial rubber roofing systems Identify roof leaks, damaged areas, and required repairs Inspect job sites and provide a clear list of materials needed before work begins Complete drywall repairs, patching, replacement, and finishing Perform light demolition and removal of damaged building materials Assist with mold-related demolition, cleanup, and remediation work Repair or replace damaged flooring and other building finishes Perform basic plumbing repairs, including toilets, fixtures, and minor leaks Troubleshoot basic electrical and facility issues Complete general building maintenance and repair requests Perform cleanup and debris removal following repair and demolition work Inspect facilities and identify maintenance or safety concerns Identify work that should be referred to a licensed electrician, plumber, HVAC contractor, or other specialized trade Assist with miscellaneous facility improvement projects as needed Tools, Equipment, and Transportation Requirements This is an independent contractor position. The selected contractor must be fully equipped to perform the work without relying on us to provide tools, equipment, or transportation.
The contractor must:
Have a reliable personal or work vehicle capable of transporting tools and equipment to job sites Provide their own hand tools, power tools, ladders, and other standard equipment required to complete assigned work Maintain their own tools and equipment in safe working condition Bring all necessary equipment to each job site Be capable of traveling between our facilities and project locations as needed We will purchase job-specific materials and supplies required for the work. Before materials are purchased, the contractor will be expected to: Inspect the job site Determine what materials and quantities are needed Provide us with a materials list Confirm specifications, sizes, and quantities as needed Notify us of any additional materials required once work begins The contractor should not expect us to provide tools, ladders, vehicles, or standard trade equipment. Qualifications Previous experience in commercial building maintenance, construction, remodeling, or a related trade Strong drywall and general repair skills Commercial rubber roofing repair experience strongly preferred Experience identifying and repairing roof leaks Comfortable performing demolition and cleanup work Working knowledge of plumbing, electrical, flooring, carpentry, and general building systems Ability to troubleshoot maintenance issues independently Ability to accurately determine materials and supplies needed for each job Reliable transportation and valid driver's license Must own and maintain the tools and equipment required to perform the work Dependable attendance and strong communication skills Ability to safely lift materials, climb ladders, and perform physically demanding work Must provide professional references Insurance Requirements Because this is an independent contractor position, the selected contractor must maintain their own appropriate business insurance. Proof of insurance will be required prior to beginning work. Depending on the type of work performed, this may include: General liability insurance Workers' compensation coverage, if applicable Commercial auto coverage, if applicable Any licenses, certifications, or insurance required for specialized work being performed References Applicants should be prepared to provide at least 2-3 professional references who can verify prior maintenance, construction, roofing, remodeling, or facilities-related work. Roofing references are especially helpful because the first project will involve commercial roof repair. Independent Contractor Arrangement This position is structured as an independent contractor engagement.
The contractor:
May perform work for other companies or customers Is not required to work exclusively for our organization Is responsible for maintaining their own insurance Is responsible for providing their own vehicle, tools, ladders, and standard equipment Is responsible for transportation to and between job sites Will inspect each project and provide a materials list before materials are purchased Will coordinate availability with us based on current maintenance and project needs We will provide or purchase the materials used in our facilities , but the contractor is expected to provide the labor, transportation, tools, and equipment necessary to complete the work. Position Details The engagement is expected to begin at approximately 20 hours per week , although hours may vary depending on facility needs and active projects. The initial project will focus on commercial roof repair , followed by additional maintenance projects involving drywall, demolition, flooring, plumbing repairs, cleanup, and other facility needs. This is intended to be a temporary-to-permanent opportunity . If the relationship is a strong fit for both parties, there may be an opportunity to transition into a longer-term or permanent maintenance role. We are looking for someone who can become a dependable go-to resource for our facilities—someone who is versatile, experienced, responsive, properly equipped, and comfortable handling a wide variety of building repair and maintenance projects.
Compensation:
