On-Call Maintenance Technician / Handyman -

Part-Time / Temporary / On-Call The Inn at Foster Falls is looking for a reliable and experienced part-time maintenance technician / handyman to help with general repairs and maintenance at our small hospitality property in Max Meadows, Virginia. This is not a full-time position and does not have guaranteed weekly hours . Work is performed as needed when maintenance issues arise or when we have a list of projects to complete. This position is best suited for someone who already does handyman, maintenance, property-management, construction, or repair work and is looking for occasional additional work. When possible, we try to combine maintenance tasks so that each visit provides approximately a two-hour minimum work period .

Typical Responsibilities Work may include:

General handyman repairs Troubleshooting and repairing washers and dryers Minor plumbing repairs Replacing faucets, fixtures, toilet components, or similar items Repairing loose, damaged, or broken items around the property Replacing light bulbs and light fixtures Minor carpentry and hardware repairs Door, lock, hinge, and latch adjustments Hanging or mounting items Furniture repairs Caulking and minor cosmetic repairs Basic appliance troubleshooting Checking and replacing HVAC filters Identifying maintenance problems and recommending appropriate repairs Picking up or installing basic replacement parts when needed Other general property-maintenance tasks HVAC We are not looking for an HVAC technician . The property's HVAC systems are serviced professionally. Maintenance work involving HVAC would generally be limited to simple tasks such as changing filters or identifying an issue that needs to be referred to a licensed contractor. Schedule This is an on-call position with highly variable hours . There may be periods with little or no work, followed by periods where several maintenance projects need attention. Most calls are expected to involve approximately two hours of work or more , and we try to group smaller tasks together when possible. Some work may need to be completed relatively quickly when an issue affects hotel operations or a guest room, so reasonable availability and communication are important. Location Requirement Applicants should live within approximately 30 minutes of the Inn at Foster Falls in Max Meadows. Because some maintenance needs arise unexpectedly, we are looking for someone local who can reasonably respond when needed. Qualifications We are looking for someone who: Has practical handyman or property-maintenance experience Is comfortable diagnosing common household/property problems Has experience with minor plumbing repairs Is comfortable troubleshooting washers and dryers Can safely use common hand and power tools Can perform minor carpentry and repair work Can work independently without constant supervision Communicates clearly about what is wrong, what is needed, and whether a repair is within their skill level Is dependable and responsive Has reliable transportation Can provide their own basic tools Understands when a job should be referred to a licensed electrician, plumber, HVAC technician, or other specialist Prior hotel maintenance experience is helpful but not required .
