General Maintenance & Handyman Duties Perform day-to-day maintenance, repairs, and upkeep across all Ruddy LLC managed properties Conduct routine property inspections and identify maintenance issues proactively Carry out general carpentry, painting, drywall repair, flooring, and fixture installations Respond promptly to maintenance requests from tenants and property management team Ensure all units meet DC housing quality standards (HQS) before tenant move-in and after move-out Handle emergency repairs and be available for urgent callouts as required HVAC — Heating, Ventilation & Air Conditioning Install, maintain, inspect, and repair HVAC systems across the property portfolio Perform seasonal HVAC tune-ups and preventive maintenance checks Diagnose HVAC faults and carry out repairs or coordinate specialist support as needed Ensure HVAC systems comply with DC energy efficiency and safety regulations Maintain detailed records of all HVAC work, service dates, and system conditions Plumbing Diagnose and repair plumbing issues including leaks, pipe bursts, clogs, and fixture failures Install and maintain water heaters, faucets, toilets, sinks, and drainage systems Perform routine plumbing inspections to identify and prevent potential issues Coordinate with licensed plumbers for complex or code-regulated plumbing work as required Ensure all plumbing work complies with DC building codes and health standards Technology & Reporting Use property management software (AppFolio) and digital tools to log maintenance requests and updates Submit digital maintenance reports, work orders, and inspection checklists on time Communicate maintenance status updates to the property management team via approved platforms Use mobile apps, scheduling tools, and communication platforms to coordinate daily tasks Photograph and document all maintenance issues and completed work for records This Maintenance Technician role is ideal for motivated individuals eager to apply their technical expertise in a vibrant environment dedicated to operational excellence.
