Job Description
About the Role Bailey Builds is looking for an experienced and dependable Residential Service Technician / Handyman to join our team. This is a hands-on, varied position supporting residential properties, warranty and punch-list work, carpentry, maintenance, and active construction projects throughout the Central Virginia area. We're looking for someone who is comfortable being the go-to person for a wide range of residential service needs, someone who can troubleshoot a problem, complete quality work independently, communicate clearly, and recognize when an issue requires a specialized trade or additional support. What You'll Do Your work may include: Perform residential maintenance and handyman repairs at company-managed rental properties Respond to warranty and service requests and complete repairs within your assigned scope Perform punch-list, punch-out, and post-paint completion work Complete finish carpentry, trim, hardware, and other residential repair work Install items such as shelving, mirrors, towel bars, rods, hardware, and other residential fixtures Perform minor drywall repair, painting, touch-ups, and finish corrections Assist with door, cabinet, trim, and hardware repairs and adjustments Conduct property condition checks and identify items requiring repair or follow-up Assist with unit turns and preparing properties for occupancy Perform general construction support, material handling, job-site cleanup, and minor demolition Pick up and deliver materials and supplies as needed Assist the construction team and Superintendent with assigned project needs Take photographs and provide clear documentation of completed work and property conditions Use company software to receive assignments, document completed work, and communicate outstanding issues Safely operate common hand tools, power tools, ladders, and other equipment Operate a company vehicle when authorized and maintain a clean and orderly work vehicle Work professionally and respectfully in occupied rental properties Perform other reasonable residential service, maintenance, and construction-support duties as assigned What We're Looking For (Required Qualifications) 3+ years of experience in residential maintenance, handyman services, carpentry, construction support, warranty service, or a related field Strong practical residential repair and carpentry skills Experience with general handyman work, finish work, punch-out, or residential service Ability to safely use common hand and power tools Ability to troubleshoot residential issues and determine practical next steps Ability to work independently with minimal day-to-day supervision Good judgment about when a task is within your skill level and when it should be referred to a specialized trade Valid driver's license and ability to meet company driving requirements Ability to use a smartphone, tablet, or similar device for work documentation Professional communication skills with managers, coworkers, tenants, vendors, and subcontractors Reliable attendance and a strong sense of accountability (Experience That Will Stand Out) The following experience is a plus: Residential service technician or handyman experience Finish carpentry New residential construction Warranty or punch-out work Rental property maintenance Painting and drywall repair Minor demolition General knowledge of plumbing, electrical, or HVAC systems Experience with water heaters or other residential mechanical systems Experience with Buildertrend or similar construction/service software Experience towing a trailer or transporting materials Experience working independently across multiple properties or job sites
