Maintenance & Preventive Maintenance Technician Department:

General Manager / Chief Engineer Position Summary The Maintenance & Preventive Maintenance Technician is responsible for maintaining the hotel's physical property, equipment, guest rooms, and building systems in safe, reliable, and operational condition. This is a hands-on position that combines general hotel maintenance and repair with proactive preventive maintenance . The ideal candidate does not simply wait for work orders. They actively inspect the property, identify potential problems, perform scheduled preventive maintenance, and correct issues before they become costly repairs or negatively impact the guest experience. The Maintenance & Preventive Maintenance Technician is expected to take ownership of the condition of the property and maintain Hilton Garden Inn standards throughout all guest-facing and back-of-house areas. Essential Job FunctionsPreventive Maintenance Complete all assigned daily, monthly, and bi-annual preventive maintenance checklists accurately and on schedule. Perform scheduled preventive maintenance on guest rooms, HVAC equipment, plumbing fixtures, electrical components, appliances, doors, locks, lighting, furniture, and other hotel equipment. Conduct routine inspections of guest rooms and common areas to identify maintenance concerns before they result in guest complaints or equipment failure. Inspect HVAC units, filters, thermostats, drains, plumbing fixtures, electrical outlets, lighting, doors, furniture, appliances, and other room components. Identify worn, damaged, leaking, malfunctioning, or deteriorating equipment and address issues proactively. Maintain accurate records of preventive maintenance completed and identify recurring problems requiring management attention. Develop and maintain a proactive maintenance mindset rather than relying solely on guest or employee work orders. Help extend the useful life of hotel equipment and property assets through proper preventive maintenance. General Maintenance & Repairs Respond promptly to maintenance work orders and guest maintenance requests. Troubleshoot and repair basic HVAC, plumbing, electrical, mechanical, carpentry, and general building maintenance issues. Perform repairs to guest rooms, public areas, back-of-house areas, and exterior property areas. Repair or replace damaged fixtures, hardware, lighting, plumbing components, furniture, doors, locks, and other hotel property as needed. Perform basic painting, drywall repair, caulking, grouting, and other general property repairs. Address leaks, clogs, lighting failures, loose fixtures, damaged furniture, HVAC concerns, and other routine maintenance issues. Determine when a repair requires outside contractors or specialized service and communicate those needs to management. Monitor equipment for unusual noises, leaks, vibration, temperature changes, or other signs of potential failure. Guest Rooms & Property Standards Inspect guest rooms for maintenance deficiencies and correct issues promptly. Assist housekeeping and management in maintaining rooms to Hilton Garden Inn standards. Ensure maintenance work is completed neatly and does not create additional damage or cleanliness issues. Respond professionally and courteously when interacting with guests. Protect guest belongings and hotel property while performing maintenance work. Report serious or recurring room deficiencies to management. Documentation & Compliance Complete all maintenance work orders and inspection documentation accurately. Maintain maintenance logs and records for hotel equipment and systems. Conduct and document required safety inspections, drills, and preventive maintenance activities. Follow all applicable Hilton standards and local, state, and federal regulations. Follow proper safety procedures, including PPE, ladder safety, chemical handling, electrical safety, and lockout/tagout procedures when applicable. Maintain a clean, organized, and safe maintenance shop and storage areas. Properly maintain and store tools, equipment, chemicals, and supplies. Property Upkeep Conduct routine property walks to identify maintenance, safety, cleanliness, and appearance concerns. Report conditions that could damage the property or create a safety concern. Assist with seasonal property preparation and weather-related maintenance. Assist with energy conservation initiatives and identify opportunities to reduce unnecessary utility costs. Help maintain the hotel's exterior areas, mechanical spaces, equipment rooms, and back-of-house areas. Work with housekeeping, front desk, management, and other departments to identify and resolve property issues. Performance Expectations The successfulMaintenance & Preventive Maintenance Technician:

Identifies problems before they become guest complaints. Responds quickly to work orders and guest requests. Keeps accurate maintenance records. Maintains a clean and organized work area. Takes pride in the physical condition of the hotel. Communicates recurring or significant problems to management. Treats hotel assets as if they were their own. Maintains a professional appearance and demeanor when working around guests. Understands that preventive maintenance is a core responsibility, not an occasional task. Position Requirements Previous hotel, commercial, apartment, facilities, or building maintenance experience preferred. Preventive maintenance experience strongly preferred. Basic knowledge of HVAC, plumbing, electrical, mechanical, carpentry, and general building systems. Strong mechanical aptitude and troubleshooting skills. Ability to identify potential equipment failures and maintenance concerns. Ability to read basic equipment manuals and maintenance instructions. Ability to accurately complete maintenance logs, checklists, and work orders. Ability to work independently and prioritize work based on urgency and operational needs. Strong attention to detail and follow-through. Dependable and punctual with reliable attendance. Must be comfortable working independently throughout the property. Must be willing to work weekends and holidays as operational needs require. Required licenses or certifications may apply based on property and local regulations. Physical Requirements Must be able to stand and walk for extended periods. Must be able to bend, stoop, kneel, crawl, reach, climb, and work in confined or difficult-to-access areas. Must be able to safely lift, carry, push, and pull maintenance equipment, tools, and materials. Must be able to work from ladders and elevated surfaces when necessary. Must be able to work in hot, cold, humid, noisy, and other conditions commonly encountered in hotel maintenance. Must be capable of safely operating common maintenance tools and equipment.
