TECHNICIAN II JOB DESCRIPTION
Under the direction of the Maintenance Manager, the Maintenance Technician is responsible for skilled maintenance, repairs, and inspections to preserve and enhance the functionality, appearance, and safety of buildings. This role includes assisting with service requests, performing preventative maintenance, and preparing vacant apartments for occupancy
PRIMARY RESPONSIBILITIES
Perform skilled maintenance and repairs in electrical, mechanical, plumbing, carpentry, and roofing trades. Troubleshoot and resolve building and equipment issues; ensure timely completion of repairs. Complete maintenance tasks such as painting, drywall repair, and fixture installation as needed. Maintain accurate records of maintenance activities, repairs, and equipment inventory. Prepare and update vacant units for occupancy by performing necessary maintenance and enhancements. Conduct routine inspections of building systems, equipment, and overall facility condition. Communicate daily progress and task updates to the Maintenance Manager. Maintain a clean and safe environment, ensuring adherence to safety standards. Respond to on-call emergencies and assist in incident report preparation. Support inventory management by communicating material needs and monitoring supplies to control costs. Provide excellent customer service to internal and external stakeholders, including residents, team members, and vendors. Adhere to applicable building codes, safety standards, and Fair Housing laws.
QUALIFICATIONS
Strong verbal and written communication skills. High attention to detail and ability to prioritize tasks effectively. Capable of working both independently and as part of a team. Two or more years of general maintenance experience required. Painting or specialized trade experience preferred.
