Position Responsibilities:
Effectively handle resident service requests based on department standards Conduct a daily inspection of all common areas within the property Clean exterior areas including but not limited to: breezeways, mailbox areas, corridors, stairways, amenity areas, curbs, gutters, sidewalks Perform corrective and preventive maintenance including but not limited to: dry wall touch up, basic plumbing, lock repair and re-keying, install/repair window coverings, HVAC repairs, caulking, and painting Replace light bulbs and globes in outside lighting fixtures Conduct regular inspections of all vacant units; ensuring seasonal settings on all electrical and heating components including water heaters, air conditioners, wall heaters, furnaces and windows On weekly and seasonal basis assess irrigation system for broken heads, leaks and coverage Assist with sidewalk snow removal Assist in maintaining inventory of tools, equipment, and supplies Keep grounds and common areas free of trash, debris and pet droppings Clean and maintain swimming pools and spas including daily chemical monitoring Weed flowerbeds and deadhead flowers as needed Perform 24 hr on-call emergency service on rotational basis Work with landscape & irrigation contractors to ensure the contract requirements are being met with regard to mowing, fertilizing, weed control, irrigation and drainage Notify Property Manager, Maintenance Supervisor and Regional Asset Manager of major repairs and capital improvement items Promote good public relations with residents, co-workers and company staff through great "people" attitude and resident trust. Always display a friendly courteous attitude towards residents, other employees and contractors Assist with other types of maintenance at direction of Property Manager, Maintenance Supervisor or Regional Asset Manager Perform other duties as assigned
Essential Skills and Experience:
Working knowledge of basic maintenance tools required to perform the job duties Working knowledge of and familiarity with electricity, plumbing, and carpentry required Must be familiar with power, water, and gas turn offs, clean-out traps, fire extinguishes and fire hydrants Must possess excellent customer service and communication skills Basic computer knowledge and skills
Non-Essential Skills and Experience:
Experience in multifamily residential building maintenance Working knowledge of HVAC systems and household appliances
Minimum Qualifications Required:
High school education and/or technical skills training preferred Ability to work weekends Valid driver's license and personal vehicle to perform some job duties and travel to and from multiple properties Rockwood Property Management offers salaries which are competitive and commensurate with experience.
