Maintenance Technician

Job Description

Maintenance Technician - Key Responsibilities Complete apartment unit turns within established deadlines while maintaining quality standards. Perform general maintenance repairs, including plumbing, electrical, HVAC, drywall, painting, flooring, and carpentry. Respond promptly to resident maintenance requests and complete work orders efficiently. Diagnose and troubleshoot maintenance issues to determine appropriate repairs. Prepare vacant apartments for new residents by completing inspections, repairs, cleaning touch-ups, and preventative maintenance. Conduct routine property inspections and identify maintenance or safety concerns. Perform preventative maintenance on building systems and equipment. Maintain grounds, common areas, and amenities to ensure a clean, safe, and attractive community. Ensure all work complies with company policies, OSHA regulations, and local building codes. Maintain accurate records of completed work orders and maintenance activities. Assist with emergency maintenance calls and participate in an on-call rotation as required. Maintain inventory of tools, equipment, and maintenance supplies. Provide excellent customer service by communicating professionally with residents and team members. Required Qualifications Minimum 1-2 years of apartment maintenance or general maintenance experience preferred. Knowledge of plumbing, electrical, HVAC, drywall, painting, appliance repair, and basic carpentry. Ability to complete apartment turns independently and efficiently. Experience using maintenance management software or mobile work order systems is a plus. Strong troubleshooting and problem-solving skills. Ability to prioritize multiple work orders in a fast-paced environment. Excellent communication and customer service skills. Valid driver's license and reliable transportation preferred. HVAC Certification (EPA Universal or Type II) preferred. Ability to lift up to 50-75 pounds and perform physical tasks including bending, climbing ladders, kneeling, and standing for extended periods. Must be dependable, detail-oriented, and able to work independently and as part of a team. Willingness to work on-call, weekends, holidays, and after-hours emergencies as needed. Why Join Us?
