Job Description

SUMMARY:
The roll of the Maintenance Technician is responsible for maintaining the entire DABCO Portfolio in a safe, attractive, sanitary condition and assist in other types of maintenance when necessary. In addition, make sure to immediately shut down gossip, drama, and rumors as soon as you are aware of them. Report these instances to your direct supervisor right away. Must be dependable, reliable, and have excellent integrity
ESSENTIAL DUTIES AND RESPONSIBILITIES
include the following. Other duties may be assigned. A. Corrective Maintenance - Satisfies service requests per work order, following company procedures: a. Enters at resident's convenience, if possible b. Makes 100% of all repairs on maintenance request, or made in person while completing maintenance in unit c. Cleans up thoroughly d. Observes condition of apartment and reports any unusual circumstances (e.g., size and number of pets, evidence of smoking, damage, unauthorized occupants, lease violations, etc.) e. Leaves notice of work performed - entry notice MUST be left if you have entered a resident's home, unless they are present at time of service f. Paint g. Clean carpets, windows, appliances, and any other surfaces needing cleaned; (if schedule allows) h. Service appliances, plumbing, electrical fixtures i. Repairs or replaces old faulty parts j. Checks locks k. Replaces burned out light bulbs l. Drywall repairs or full installation, taping mudding, painting, etc. m. Plumbing Fixes - including all toilet parts and/or full replacements n. Light Electrical & HVAC - simple fixes o. Locating and fixing water leaks, leaky pipes, and or valve replacement. p. Countertop replacement and reconstruction. B. Preventative Maintenance 1. Makes regular inspections of grounds, buildings, plumbing, electrical fixtures, appliances, and major equipment:  Checks for appearance and cleanliness  Checks for structural cracks  Checks for excessive wear  Checks for faulty parts. 2. Makes repairs or replacements, as necessary and with approval of direct supervisor.

$20.00 - $21.00 per hour
